And I like being the LENDER with PML!! I've done it since 2008 and let me tell you, I think there's no other way to passively invest with as much security and ROI than with Private Mortgage Lending. I sleep better at night not being fully in the stock market, I get a nice 8% APY, I can lower risk with short term loans if interest rates happen to go up, and I don't have to worry about roofs and toilets! As I say on my YT channel..."Be the Bank!" 👌🏼

Carrying costs are the costs you incur on a month to month basis for the property. Mortgage, property tax, insurance, etc.

Calculating from an internal rate of return point of view, which is superior for building a portfolio: banks or private lenders?

Depends on the size of the asset. Larger buildings, you'd want to go with the banks but building a smaller portfolio is often done privately for acquisition and then to banks for long term hold.

hey at 8:33 the purchase price showed as $425,500 but before you mentioned it was $425 000. was that addtional $500 an error or did it include like a wholesaler fee of some sort? Great video tho very informative with an example it allowed me to actually pull out my calculator and run the numbers to deepen my understanding !

Great question. Depends on what my money could be earning elsewhere. If I can earn 20% somewhere else and borrow at 10%, I'd do it all day.
