When you sell a land there should be an agreement signed by yourself and the buyer. So you need to present everything possible showing the hand was yours and it was sold to someone. I advice you present the certificate of ownership of the land, certificate of purchase and sale, and the means of payment by the person (ie assuming they gave you a cheque, submit the copy of it when uploading your documents)

Hi Mara, thanks for all you do. Please, I’d like clarification on something. I want to upload my proof of funds document right now but I’m still not fully convinced that I have everything in place. For starters, for my visa approval, I’m required to have above 60000 CAD which is about 34 million naira now. I have 20 million naira, but my sponsor’s account is an active transactional account. My sponsor is my mom and her business brings in large sums which she in turn uses for other business ventures so the full amount isn’t readily available, but she has a substantial amount in her RSA account and some landed properties as well. Seeing the history of the account over the years with such heavy transactions, will that help or just not having the full amount readily accessible is a major roadblock?

Hi friend, not necessarily. But it would be nice to explain really well what the relationship is between you both and provide evidence if you have. It could be things the uncle has done for you in the past. Especially ones that involves supporting you financially and otherwise. Let’s take for instance, the uncle once paid for a course for you or paid for you to learn something new. Explain that situation in your letter. Just things that makes it look like this uncle loves to invest in you. You do not necessarily need to provide physical evidence to prove this, but explain it in a believable manner.

I mentioned that in this video. What till the end please 🙏. When you have made some payment to the school, you are free to minus whatever you paid from the total amount you are supposed to proof funds with. The immigration officer understands that perfectly. But make sure you write that in your SOP and provide the evidence of payment to the school.

Sure your husband can sponsor you with any number of accounts he wishes to as longer as their is a proper explanation where the money came from. If you have worked for a long time and you have also saved some money in your account sure you can also be your co-sponsor and also provide your own account statement. Hope this helps.

You can with enough documentation proof but honestly it is tricky. If they are not sure how you will continue to pay your tuition after the first year that could raise eye brows too. So it not just about selling a property and raising money. So honestly it is tricky.

Hey dear honestly the decision is yours to make. You can use your dad’s account as your sponsor or he gives it to you as gift of deed. Either way works but let it be clear where the money is from. But if you wish you use your account. I advise you still include your dad’s account statement to show when the money was deposited to your account from his. More evidence, more chances you have.

If the host is solely responsible for your visit then they should provide POF. If not you should. As a visitor you need to be clear on your intentions to go back to your home country after the business visit. Attaching proof of business ownership and activities is key for this type of visa.

Hey 🤍, so first you need to be aware of the reasons you were denied. It is always stated why. That will help you approach your second application better. It is not rocket science how you will put it down okay. Just construct your SOP well and the section for financial support discuss the Mpower loan, how much it is worth and present the loan evidence to backup your claim. Also do not forget to mention how you will continue to pay your tuition when the loan finishes if it doesn’t cover your whole study years. Additionally, remember to tell the officer how you intend to pay back the loan and stuff. This is my opinion and what I will probably do.

It's tricky. They focus on inflow and outflow...They sometimes look at accounts as far back as 1 year. But basically 4 months good movement is all that's required at the time of submission.

Sure dear you can use loans to proof funds as long as you have documents to backup your claims. You can write your IELTS when you want as long as it is not past 2 years. After 2 years you can’t use it anymore. I wrote the academics IELTS.

Mara please how many months POF of your uncle did you use. If one is using her personal account, will NSE accept 6months POF. What if one has paid their 1year tution for a 1year course, do I still need up to $30cad? For NSE

Hey dear 🥰 It is usually a minimum of 4 months account state. And yes 6 months is fine as well. I said in the video that if you have pof a pert of your tuition, you can minus it from the total sum in your POF.

Honestly eh, I wish there are much options for that. During my time, I had to look for someone who was already here to help me pay my deposit. Just sent the person some Naira and they sold it for me in Canada and paid the money into my school account for me. FormA takes forever so I couldn’t wait. It’s unfortunate. I hope you find a way to get around it 🙏🥰

Thanks Mara. Pls may I no if you included proof for payment of Tax, since u said u did the payslip yourself. Also, is d immigration officer be aware that certain schools don't necessarily need to pay tuition deposit but which must have to reflect in their statement of account. Pls let me no these. Thanks

Well we all know that tax payment doesn’t really work in Nigeria so i didn’t bother myself with that as I was just a salary earner not a business owner. Yes IRCC understands that different schools/programs have different requirements. So they are aware of the different situations. Either you pay the tuition fee or not they basically need to be sure you can afford it. So even if someone pays the tuition fee and they feel otherwise they might still deny the person. So either ways just show the money however you can. Although sometimes people say paying the tuition shows them how serious you are.
