There is in the United States a significant number of owners of residential real estate who have fully paid off all mortgage debt. This is estimated at one-in-four of the owner households. One of factors determining the transaction volume where real estate is concerned is whether existing owners have a reason to sell, move to a different market, upgrade to a larger property or downsize because adult children have left home and the property is larger than needed. It is certainly the case that the historic long period of extremely low mortgage interest rates has enabled millions of property purchasers to qualify for higher levels of mortgage debt. This has been capitalized into higher property property prices, although not equally across the country and not in all markets. There are still many urban neighborhoods in the nation's older cities where demand has never recovered from the price collapses of 2008.

in romania is 96% and is cyclical boom in real estate in 89 -> Comunism Crash after; 2007 - free trade europe UE adn after crash; 20-25-28 real up in piramid boom ; and 20-25-28 down in real piramid bust. Romania land boom from 1927 "tractor bubble ", the crash from "30; the famine of the 1917's... 1946-1947...

Ngl, 22 and the book was a-bit hard too swallow as my first financial book. But overall great book and helps give me perspective and see that everything we’re seeing is nothing new. Now it’s just about not getting caught in my own hubris and enacting the knowledge. Fool tread where angels fear, gotta be careful in the markets.
