Excellent interview with Phillip J. Anderson. The problem is the general theory of property cycles has historical data but lacks micro-data on major real estate cities. The timing needs this empirical data to draw upon a more flexible view of the 15-18 year cycle. The author even states that World Wars broke the pattern and returned in 1954. Anderson uses 1954 as the baseline year for the next 100 years. The use of Gann in his stock analysis is quite dated given the plethora of stock market tools that give a more precise timing. Anderson needs to draw upon updated data sources like Hirsch Stock Market Almanac. There is too much guesswork in this stock analysis. His property analysis does not break up the recessionary phase into workable parts. The pre-crash and post-crash real estate values are not distinguished and indicators are over-generalization of economic activity.

How longs a piece of string? Which cities exactly qualify as “major real estate cities”? Regardless, you don’t need this level of minutiae to follow the cycle. Great interview. Phil’s insight that the stock market will turn down from March/April was spot on, and it peaked on April 20th, a key date. Remarkably accurate.

Where I live properties have about doubled in the last 3 years. Does that lineup with any historical data? Even if they drop 20% they are still very high. I wonder how much you think they will drop in Australia by 2030

Respectfully disagree with the premise here. Third QTR earnings season in the US has barely begun, how do we know what earnings have done before they’re reported?
