Advanced rent and security deposit funds are to be deposited in two separate accounts, as a rule of thumb. (34:45) They should not be combined unless reflected in the lease yet, check with your state security deposit laws. Colorado does not allow funds like a security deposit to be deposited in a rental account and does not allow pre-paid rent funds in a security deposit account.

In Canada, we have strong laws that lays out the steps taken when a tenant has not paid rent. For me, when someone is late more than a day, I email them directly with some official request for rent. If this continues to happen or if the tenant does not pay, then my government has official documents that I can fill out to issue the tenant a 10-day eviction notice for contempt of contract. Usually, the tenant pays soon afterwards. So, I would say the strong laws in my country is a huge deterrence for tenants to pay on time. Most of our tenants pay on the 1st or second of every month.

I have a question for anyone who knows the answer please..In california you have to be a real estate salesman for 2 years before becoming a broker or property manager..do you have to sell a house in that two years or can you do other duties in a real estate office to qualify for that two years.
