Thanks for another great video. This is a very community friendly development. Two things that caught my attention were the location of the community hall on the outside of the project (less noise for the condo and less hassle for the guards to manage the sudden influx of guests) and the rental of buildings/shoplots to subsidize the maintenance of the condo. Really good ideas to make the condo more manageable and sustainable.

I love properties like these. Really feel like a proper home. Personally I don't mind driving to get groceries but I grown up in matured neighborhood like Bukit Jalil, Sri Petaling and OUG, for me I don't mind the township but elderlies in my family might not like it because limited choices in Setia Alam. But who knows, maybe in pandemic everyone will start to appreciate the quality of home?

I have been staying in Setia Alam since 2006 and just love to see how Setia Alam and its surrounding area such as Eco Ardence, Bandar Bukit Raja and parts of Jalan Meru have developed so much for the past decade. New highway such as WCE and link to the upcoming DASH Highway make this area very connected on top of NKVE, Federal Highway and Elite Highway. LRT3 is also coming up in the next two years. Talking about the commercial activity in Setia Alam area, it's fast catching up with Bukit Jalil, OUG, Subang Jaya and even Bandar Sunway. I don't need to travel all the way to KL or Klang for my everyday needs as there are so many commercial shops and malls here. I only travel out of Setia Alam for my favorite restaurants that I have been patronize since I was a kid. The only thing that is lacking in Setia Alam area is office jobs (like what we expect in KL city centre or Damansara area). Hopefully 10 years down the road when Setia City development is completed, where a great number of corporate towers will be built, would give people living around this area more job opportunities.

Setia Alam? Haih, better avoid if you work in KL. I used to go KL daily for work from my in laws in Kapar. Even though it was nearer for me to go through Setia Alam toll, I always opted to pusing all the way to Klang to go to KL, because of the traffic jam at Setia Alam toll. If I was late just a little bit late to get out of the house, be prepared to face the horror of Setia Alam toll and NKVE Setia Alam-Bukit Jelutong traffic jam. Sounds bad? It is even worse when getting back from work. NKVE sure jam all the way from Damansara to Setia Alam if happened to be a rainy day. I opted to move to Seremban and daily commute to KL. Believe me even though the distance is almost double, the time needed to travel Seremban-KL is almost similar, in fact can be quicker than Setia Alam-KL. Not to mention more reasonable house pricing as well (although not exactly cheap ya these days haha). Never doubted and never regretted the decision.

What do you think about the whole area of Shah Alam in general in terms of possibilities of flood? I saw your newer video interviewing the developer (Setia Alam township) as well, could you possibly raise this question? Are any efforts being done to reduce the risk of floods in/around the area? This is the only thing holding me back from moving/investing in Shah Alam tbh 😅

Say one day, the Residents Association (RA) takes over to manage the monthly maintainance & security, does the RA have legal powers to collect fees from residents? The residents have never signed any legal binding agreement with RA. What happens when service is bad, and residents not wanting to pay? For individual title, for our new project. we got every purchaser to enter into DMC with future RA so that every purchaser is contractually bound to pay service charge and obey house rules. For existing project without a contract or DMC, frankly it is very weak for the RA to enforce collection. There are court of appeal decision that insist on non paying owners to open their own boom gate at the guard house. That is about the only avenue available to the RA.

For stratified property, the JMB and MC is legally empowered by the strata management act to collect service charge and enforce house rules. Straight forward.

@@jameskktan3429 Just want to give a little feedback on the differing levels of service we have received recently to your Tuai show gallery to check out Tuai timur. 1st visit (15/10/22) to your show gallery without prior appointment was very good being served very well by your Staff Hana which made us consider really seriously to buy a unit there. However, today's (22/10/22) visit by a relative and few friends (aka potential buyers) was very bad to say the least. Went there looking for Hana and unfortunately she wasn't working today. The 2 other sales person (1 guy, 1 girl) didn't even want to serve them after hearing they were looking for Hana. Just ask them to see the sample unit by themselves in a rude manner. I hope this is not indicative of the service level we would receive after purchasing a unit in Tuai Timur. Looking forward to your reply.

I was comparing SCR and Tuai for 1.2k sqft. I ended up buying SCR, because SCR have 3+ 1 room which is essential for us small family with 2 kids. We need the + 1 to store things strollers/ ladders / cleaning stuff / diapers . Tuai is good and quality of material is better than SCR, maintenance is much cheaper for Tuai too, but you need to wait 3 years for Tuai to be ready. SCR can immediately move in. But take note, your loan application will be based on the house value not the price developer sell to you since is 100% competed.

Any water pipe (cold water, sanitary, aircond drain or sprinkler pipe) is susceptible to leakage. Sprinkler pipes are steel pipe so they are less likely to leak. False alarm could be triggered by smoke alarm or false buttons. They are not likely to be false triggered by a sprinkler, as it would be spraying water. Most importantly, the fire sprinkler is the safest class of fire protection for our family. It kills off the fire within a minute. Bomba truck would take 10 min to arrive. For interest, pls watch “fire with and without sprinkler”. Thank you!

It just means the way the property will be valued is based on how much another person is willing to pay to stay that same location. For investment, that value will be supported by the reverse calculation of rental return. Great question=)

The parking is so far away. Imagine I just bought 10kg of rice and 5L of oil. I need to walk from my car park through the link bridge, get splash by rainwater if raining heavily, and only can I reach the main building and wait for my lift. erm.... this whole process will take 30min just from door to main road. No thanks, that is not a proper use of space.

I am not gonna spend on a robot just to help carry my stuff. the main problem is time. reason Malaysian likes landed is; I want to leave house, I walk out, lock the door, go into my car, start the engine, open my auto gate, then I am off to go. the whole process is like around 5min or less. But in this project. I need to walk very far. from me leaving my house to my car and drive down the multistory parking will take me min 20-30min. I stay in highrise with parking just 10 steps away from my lift, it already took me 15min from door to main road. For this project, I have to factor in time I need to walk to my car that will be another 5min. 10min if your car is parked at the far end. With kids, even slower. seriously, guys, this is gonna affect your lifestyle a lot. Sprinklers or the care office have lesser impact than this issue.

In multistorey take longer from car park to main gate, but shorter from house to carpark. Here it is the opposite, as you dont need to go up ramps and multiple storeys, after the gate straightaway go parking as all on ground level. So depends on individual preference.

We made the conscious choice to place our lounge, communal dining, play room, gym, playground, pool etc on the ground floor and right beside the lift lobby. The objective was place making and gathering community together to one focal point. We gave lower priority to the Carpark and placed them a bit further. We have nonetheless constructed a sheltered link bridge from the Carpark podium to our tower. Many a times, people are so accustomed to high density development where they see the tall multi storey Carpark at the entrance. Here at Tuai, we are very low density and spread out. Plenty of space. Thanks!

I think both design whether it is podium car park below residence floor or separate design like in this case, both require you to walk a bit. Just an illusion that you don't need to walk because the podium car park is beneath the residence floor.

Good content, but IMO, it benefit more with better audio, so invest in a proper mic, its cheap anyway. Editing is a mess sometimes, its kinda all over the place, sudden cut to another scene might looked cool, but also looked messy at times. And check the music too, it too sudden and loud sometimes. Still, just my opinion. Anyway, could you include more of those sub-sales unit? Personal request, could you do Zeva and 02 Residence in Seri Kembangan/Taman Equine?
