Great work again Sean! I wanted to ask as a tenant would you rather want to stay in a brand new project like Aratre or perhaps something that was released 3-5 years ago? Rational behind that being any problems or defects would be dealt with already for the older project. Thanks again :)

my friend bought a unit in the middle with a big corridor space at the front (only a few levels like this), there are no overlooking/privacy issues at all compared to others. It is quite nice as it allows their little kids to play all day long with their neighbourhood kids, some more with it being in the middle it is always shaded.....the facility area is not too bad..but having to climb stairs to the pool is kinda nonsensical, can't imagine how many kids have fell while running around wet.. the visitor parking/owner parking layout is really awful but I guess space is a premium here..overall very central location..unfortunately, this is one of far capital properties so you have a few units being turned in for partition/ room rental..worth the money if you buy late as the rebate given is quite good..my friend is actually a farcap client..but he chose instead to buy directly..as after his calculation he said the saving is not that much, and he changed his mind to own stay instead of investment...you said you don't know why the commercial suffers? let me tell you why since I've worked in Ara before hahaha..connectivity is horrible..as you can only get to points A and B by car the jams are near constant and parking is horrible..and around Ara there are a lot of other commercials areas that have already catered to local needs..dana/evolve mall has nothing on citta mall/other commercial areas. The only reason I went to Dana was because of one particular nice cafe (Formula) and even that was created by an architectural agency with their office upstairs. I don't foresee Evolve mall and Dana commercial area to be thriving anytime soon..add a Masjid in front, and the jam will be quite magical lol

I dunno man, its like trying to be creative but the 3 "finger" tower setup kinda fails especially the narrow part. From view, to daylight, to layouts etc. Alot to consider if buying to stay and buy to invest. Admittedly KL/PJ has loads of "better" option for the price point.

I wanted to get the units at the end of the tower to experience the openness but no luck:/ Well I applaud the bold move of adapting the typology instead of just settling for the norm!

this project remind me of Wyn residence at Puchong Jaya. Same 3 blocks design sharing 1 core on a piece of diamond-like land, but very well done in term of overlooking and lighting issue compare to this one. I think you may plan a visit to it 😊

I personally think that rooms are a little bit too small compared to Urbana. Seems like you cannot include any working table in either room. 😅

Good observation! That’s the main trait of new projects versus older developments. Prices almost the same but sizes are different.

Seem like leasehold projects, always come with full facilities and interesting ID treatment. When come into layout in the units, seem not so well planned.

I almost kena scam by an irresponsible agent when I made a booking at Aratre 3 yrs ago which before COVID... The agent told me that that area had been abandoned many yrs even though have a Masjid construction sign board. She said that that area possible to be converted to dewan because there are so many masjid nearby. Luckily I canceled the booking because I trust my common sense...
