Just when I thought it’s a great time to visit Gamuda Gardens for the first time, the team has already expanded to their next township called Garden’s Park. Honestly I am very surprised with the progress of development and market acceptance for their products. Those just proved that previous track records really does make a big difference because the team has developed masterplans of such scale multiple times again and again.
That’s one of the main thing I appreciate especially when we are investing in their new phases. Their solid financial position and effective execution abilities just boost confidence for new buyers. Plus for their recent townships, they implemented great place making strategies. For eg, they are driving awareness and visitors to the township via Gamuda Luge Gardens.
Slightly different compared to Gamuda Gardens, Garden’s Park mainly targets products for mass market. Therefore, the products will be mainly in individual title format including their first phase of shop office called Park Square. Techically it’s that favourite, most familiar format for property investors and it’s priced very strategically in my opinion.
Well this is gonna be the 3rd or 4th commercial area developed by the team, therefore by the time owners get access to the unit, there will be business activities for about 2-3 years already in this location. Plus there will be a dedicated leasing team that coordinates potential tenants with the shop owners. However, since this is the first phase of a brand new township, it is both high in potential, also risk. So my suggestion is to have a buffer of longer holding period just in case.
