It's pretty difficult to imagine back then Subang Jaya were considered too far away from civilization. Now it's has just received the status of being a City, which means the entire masterplanning, infrastructure, population and etc has achieved maturity.
From a pure residential town, slowly came commercial areas, then office buildings, universities and shopping malls, population number drastically increased resulting in huge roads and the introduction of LRT into Subang. SJCC is now that next plot of development which is located between the existing town and the interchange between KTM and LRT.
Besides the surrounding amenities, I really enjoyed the layout of this unit type. That horizontal arrangement of the living and dining room is amazing. The structural design that allows the kitchen space to be partitioned. The long and narrow form allows more light in the space, also being able to divide between the open and private zones around the house.
Overall, this development gets to enjoy the best of both world. It's a popular choice for own stay purposes but it's also attractive in terms of investment. Just that I'm concern of it being too close to action which will result in lots of congestion and noise.

Only the small bedroom window and bathrooms a bit small. Nice squarish living dining kitchen layout

I like the size, layout and pricing for the product. As for staging n concept, personally i would swap/flip the living n dinning room posn. Let guest enter n flow into the Living room, the dinning can be set up after living. Can then do an island to separate the Living n kitchen. entrance to kitchen open to the dinning from there on. it will be up to personal preferences of course

The external noise will be a huge issue staying here. Surrounding this building are federal highways, and ktm track. You are right when u say residents need to install better windows. Once Empire is fully open for business and people start to come in again, there will be huge bottleneck in front of the building. Overall, nice building, is the noise factor that will be an issue.

Yea. Because I used to hang out in Subang Parade, also took the KTM everyday. I've witnessed the entire transformation of this space so I'm pretty excited. Haha. It's great you felt it too:)

I noticed this doesn't have balcony. Which make sense..since is surrounded by roads..sure a lot of dust. To add on the one way orientation is better than 2 ways. As you said even 4 lane road also congested. But what if is split to 2 way...will be crazy...and if you own a Toyota... SC is just opposite! Shiock!

OK I was referring to the campus (next to Sri KL), now occupied by an International Islamic school. The office building you're referring to is a tiny corner tower opposite Subang Square? Can't recall exactly for that one, will check it out next time I pass by.

Subang airport is located nearby, so can’t have very high rise building around.

Unit layout is good. Location wise is pretty good, except that the traffic noise might be slightly loud, and not sure about the walking experience from Aurora to LRT station?

Very good and practical layout, 1100sf with 3+1 rooms. But cant help but laugh when you mentioned 'a lot of space' few times, I guess nowadays 1100 sf is considered big sized sigh

hi would like to ask why developer don't want to disclose prices for each unit till u engage an agent? at the end of the day we as a buyer will know the price one way or another.

Because they don't know which exact unit the buyer will choose. Then there are always seasonal promotional campaigns, sometimes price revision and etc. Also, they need to be extremely careful because buyers wouldn't like it if I tell you today RM 850k but my mistake, it's RM 880k tomorrow... Hope that clarifies:)

Erm, I think it's common to have mechanical ventilation for the bathroom so the smaller bedroom get to have window. Anyway, thanks for watching!!

I think it is SPA price not the actual net price. You need to check with the developer on the actual net price.

I think Lot 15 is much more expensive per square feet. Also, I don't think Lot 15 has the dedicated "affordable" units like Aurora.

@@WengKeeSim If they are the same price PSF, I would pick Lot 15. Higher Spec, located in a quiet area. walking distance to SP/LRT/Big Aeon. Aurora has walking distance to SP and Empire but definitely not LRT and Big Aeon. Plus, Aurora is next to KTM track, highway and a busy street, it will be noisy as hell. Furthermore, it is facing toyota service center.
