If you have nearly £1mm people entering UK every year you won't see any crash. We have heard about the crash coming for years now and nothing happened. People have to live somewhere especially when renting is becoming so unaffordable.

2008 we still had too many people but we did have a crash, if there was another banking crisis we could crash as they stopped lending. However that is less likely that before as lending is much stricter than before.

@propertyaccelerator yeah but 2008 was caused by banks having tons of sub prime mortgages on their books and them going bust or stopping lending to one another. we are in very different situation right now. You might see small drops in prices but a crash is a bit of a stretch. Something very major has to happen for house prices to actually crash.

Correct. I'm 60 and we've never had any "crash", a correction perhaps, but nothing has stopped the inexorable rise of house prices, assets, and in my lifetime nothing will change. I've 2 houses, great, but l've 3 kids, if l can leave a house each job done

I think what we have right now are (generally) rock solid house prices, supply & demand, and that is not going to change. But people are skint, so it's a problem if you need to sell, buy only a small % need to sell. I'm 60, house prices (assets) will rise, seen this play out several times and that's why l bought and rent out a another house, might buy a third....

Fractional reserves will not allow total collapse of housing until total collapse of printed money itself. Banks going bust if properties lose a certain value.

I think banks are way better protected this time round, its pretty tough to get a mortgage there is not lots of bad deals like 2008.

Remember thats asking prices, so they could sell even lower or get bid up. In about 3 months we will know more what happened to those properties.

Traditionally the market slows in the run up to Christmas and in a flat market, sellers desperate to sell will drop their prices. This isn't a crash and when the completion data of these sales comes out in March, April & May, it could appear that the market is crashing, but this is just an illusion. Traditionally the market picks up during the first two weeks of January and months later, it can suggest the market is overheating! Don't rely on Land Registry data as there is always a lag. Only experienced Estate Agents know what is really going on in real time. People not in the industry, trying to predict the market makes me laugh as there are simply too many variables and things that happen too quickly. Who could have predicted the sub prime mortgage discovery in the USA, would cause a run on the banks, which suddenly crashed the UK housing market? No one saw that coming, not even the estate agents.

I think even if the Labour party were to build a few million properties the are in a fantasy world, With matterials and labour costs the price required for the developments to turn a profit will only push prices up. They cant understand if they helped landlords renovate and incentivise them to get all the EPC to a C or better, they are already there, not need as much planning or resouces and not cost them or the public silly amounts of money if anything. They couldnt sort this mess out as they are too fixated on NEW housing and making back handers with the big development companies. Help the army of small investors and landlords Now !

Mate watch the videos, I dont change my mind different sources are seeing different data. For example Rightmove are seeing asking prices down, (Which means prices will likely drop on sold in a few months)However Nationwide Building Society are seeing prices up. Two things can be true.

I think no point changing prices at all prior to Christmas as so few people shopping. Speak with your Estate Agent as a lot of people reprice boxing day. For some reason its one of the busiest days for searches on Rightmove. You will need to get agent to get that ready ahead of time.

HSBC and Barclays have dropped rates. Are some going to follow and lower rates? Swap rates appear stable and potentially fall pending Trump taking over.

Yeah some are doing small drops just to get business. The market has a last busy period until March while Stamp Duty is lower. It makes sense to get as much business as you can during that time if you are a lender.

Thats the market James, when you watch listen to the data sources. I dont wake up and say you know what lets say houses are down today and tomorrow they are up! There are differences sometimes its asking prices sometimes sold, lower asking prices means lower sold coming in a few months.

i am not a real estate investor, as i am only 17, i mostly invest in the stock market, for my mothers retirement, and help her with the finances, my mother wanted to buy a house, but i told her there was a bubble, and they were starting to fall, and that hopefully they will crash, so we can get it much cheaper.

No problem Grant thanks for giving the channel a try. I dont contradict myself, if you watch any video I talk about the data source. So last week yes Rightmove said asking prices are down (That indicates house prices could drop when sold in next few months.) Nationwide however said sold prices are up which is deals that completed two very different things. These are not my opinions just facts of what is happening in the market. I hope you find a channel you like.
