Interesting to see whether developers are so quick in building houses they can't sell. I know a development in NW for 200 that is still not sold out after 5 years and permission to build another 100 in the area to be granted.

It's an average and the average for last year was, if I remember, 6% down. However, there are areas that are down 20% and areas that are up a few percent. The only way you'll know what prices are doing in your area is to be out looking at property and seeing what like for like and equivalent properties are selling for. That is, 'selling for' and not asking prices. I believe the SE and London are down significantly and the SW isn't far behind, but the NE and NW are still seeing rises. The problem is, sellers in the SE and SW see the headlines and think their property's worth more than it is and they're left sitting on the market with barely any viewings or offers and refuse to acknowledge their price is too high and won't reduce. IU'm seeing properties in my part of Devon sat for up to and over a year now, still at the original listing prices. There really are some stupid people out there.

If you are looking to buy a home don't buy leasehold property as government legislation don't protect leaseholders enough from management who fleece homeowners. Buy freehold.

Just spoke to neighbours in a leasehold flat near me. When they bought the flat in 2018 the service charge was around £1600 per annum, currently they pay £3400 with an announced increase next year. Others friends in newly built pay 6K a year, all outer London area, Greenwich borough.

It will stagnate a bit but the pressure for house prices to rise remains. There are not enough thanks to politicians importing people in their millions.

I think the cheaper end of the market will rise sharply as everyone will try to downsize and affordabillity will be an issue for fist time buyers, but rents will also rise steadily as stock shrinks and labour fail to hit their building targets.

Mr property accelerator man Nationwide have released their monthly report and it says house prices have increased by 1.2% you should pay close attention to what Fred Harrison is saying he saying house prices are going to skyrocket by 20% before crashing in late 2026

I disagree, it's entirely predictable. Raise taxes, increase interference in everyday life, borrow absurd amounts of money, destroy the economy and and with a run on Sterling It's their classic playbook.

@@naeedaafzal3055 I've never known a time when slimey estate agents and foolish owners didn't over price and then reduce. Also that's asking prices, not sold prices. Even if they do come down in Berkshire that doesn't mean they will across the country (probably will but just a point). I think I want them to drop a bit but nobody can say anything is for definite

Watch the videos please dont just read the titles. Last video was Rightmove saying asking prices are down, that could make prices drop but will be months away. This video is Zoopla sold data, I do cover that in every video. Reading just the title wont help you understand the market.

I brought a house in 1989 for 82k. In 1991 I brought next door for 45k. Glad I brought both…… along with over 100 other buildings I purchased. No better way to build a wealth

I am sharing what is happening in the market, what do you want me to do if one source says prices are up and one down? Should I just lie and say everyone is saying prices are up just to please people?

Thanks for your comment and watching I appreciate it. I really am confused by this comment, in this video I am sharing Zoopla data who say prices are up for their data. A few days ago Rightmove said asking prices are down, thats still correct as thats their own data. I always share where the data is from , its not opinion so I cant really be wrong on this I am sharing the news.
