Planning permission APPROVED! But why did it take so long? Explaining the hurdles..

It's been a while since we updated you on the care home project! We are thrilled to say that we finally have planning permission, we got the conditional approval in December after many months of owning the property. We wanted to share an explainer video with our planner, Colin Harper Penman, who explains a bit about the application process, the obstacles we faced with the local environmental agency, and everything else along the way.

Where I am in the last 10 years or so areas that had bad storms and not flooded for 30-50 up to now, did flood in a recent one. Lots of 1 in 500 year stuff all coming due at once. Planning for it sounds stupid but it is real stuff.

Not sure if @Property Couple UK remember but in 2019 The whole town of Matlock Derbyshire flooded under 1 meter of water. According to a friend of my it was all over UK news because that had never happened there before.

Being from the US we weren’t sure what “council” meant. Paused the video and looked it up. Very interesting and what an undertaking for you. Very interesting. I develop restaurants in the US. Sounds like the councils are just as bogged down in the UK as the cities or counties in the US are post-Covid. It can takes months longer on average to get planning approval or building permits. Also, the UK flood regulations are similar to the US. Except here, the regs require you to lift the building out of the 1 in 100 year flood zone to qualify for flood insurance.

Oh I had been wondering about this one! As much as it sucks to lose the high ceilings, sounds like they were a blessing in disguise. As pointed out in another comment, in the past two years my area has experienced once in 1,000 year storms. Sounds like it was a major headache but better to be safe than sorry! Looking forward to seeing the work get started on this project 😄

Glad to see your update. Why is there only 1 bedroom on the ground floor? If youve raised the floor to accommodate that 1 bedroom why couldnt you do it for 2 more bedrooms in the middle? Or do you have something else planned for those middle rooms? Just curious as this is really interesting.

Ok, ive just watched again and you are raising the floor at the front only, i assume because the back of the building didnt have the high ceilings maybe, so wasnt able to? Ok i think i get it now 😁

Dealt with flood zones. Our threshold is 100 year flood plain. The government here is a pain to deal with.
