Kevin is building his family's home in Limuru (Kiambu County, Kenya). I started documenting his house on the 21st of July, and in a span of 3 weeks or so, you'll see the incredible transformation of his home. -It's approx. 170 SQM in size -It has 4 bedrooms, 3 ensuite -The living room is open to the dining -It will have the hidden, butterfly design roof. -Total cost of the structure at the time of publishing=Ksh1.9M (USD 13.2K) CONTACTS Main Contractor: Eng. ​@@PropertyNomawi seeing though, the other videos I've seen the foundation wasn't this traditional foundation that takes time and costly, the other foundation foe precast building was raised from the ground and later covered the sides ,no deep digging done and wonder what are the pross and cons of using one over the other?

Nick, this was a good video. Truthful. Foundation...subject to soil. Parapet cost...Once client purchases. This has given good insights as to what to expect at each stage

This is amazing how soon you can have a quality home constructed. I like the hidden roof but I am so afraid of leaks.

Nick sorry, you cannot pour foundation slab without mesh don't bring shortcuts in concrete very risky

The windows need caps to keep water from trickling into the panels and causing erosion of the walls. Unless a valley is created for the pitched inward roof it will create a build up of moisture i believe.

i dont know but the roof design could have been done better, my lectures say that a roof flowing toward the inside of the bulding is a bad design,anyway good presentation

This kind of roof is cost effective, which was the main reason for the client.

Assuming that the interior finishes and fittings are approximately 60% of the cost of the building, is it correct to estimate the total cost of the house shell & interiors ( exclusive of land cost , water tanks, boundary wall etc) at about Kshs 3m?

Would you guys showcase a construction in Mombasa- where often enough the environment is different- would construction be similar or have a different set of benefits and challenges? e.g. soil texture, weather, salt water etc

Nice work you're doing. Now, quick question...considering this house is being constructed in a cold area, is it possible to insulate the house using the spaces in the panels? and if its affirmative, what insulation material can be used?

Listen to minute 2:20-2:39. CORRECTION:After concrete to blinding we don't do foundation walling but rather concrete to 200mm thick reinforced strip foundation then fdn walling.

i really doubt the stability of the house. mnaeza wekelea aje panels hivo tu bila kushikilia mahali. i appreciate the technology but i need to be convinced more on stability

There is a lintel at the top that holds them very well, also picture this, if people have for thousands of year lived in timber and mud houses, concrete is surely way stronger than all those ....

Thank you Nick. For the butterfly roof, will one have to maintain it from time to time e.g. clear the mid section during rainy season to ensure it is not blocked lets say by tree leaves etc. Please share more details about it.

Yes Susan. This design has only one main gutter in the middle, so maintenance is a must. You have to keep cleaning the debris inside, especially before the onset of the rainy season
