Ali D, thanks for your comment! There’s quite many activities here for adults not yet retired. Tons of outdoor activities like golf, bicycling, watersports, etc. It really depends on your specific interest. Are you considering a relocation?

California property tax rate has been capped at 1% of assessed value since Prop.13 passed in 1978. Prop. 13 also limits increase in assessment to 2% per year, no matter how high the appraisal. (Unless sold). Income tax is where California gouges residents. Top marginal rate is about 13% Texas, on the other hand, doesn’t have an income tax, but its property taxes are sky-high: 2.7-2.8% of appraised value in places like San Antonio.

Texasyank48, 13% income tax rate is pretty brutal. Here in NC, it's 5.25%. Property tax rates vary by NC county, but in Raleigh city/county combined is .9952 per $1K of appraised value. Are you planning a move?

Hello Mike, thank you for the informative video. Can you tell me if your consider Wake Forest to be on the more conservative side in regards to the LGBT community? While doing research Wake Forest was definitely not among the best cities (key word here) for LGBT homeowners in North Carolina but the small town has more an appeal for us. Especially in regards to the school system and overall low crime rates.

Coming from PA I'm not a big fan of your taxes, both property and income. Paying more in retirement isn't a big objective. Tennessee is much more favorable and right next door. Further to the beach is the only downside.

Dee, yes! Wake Forest is great! Wake Forest has tons of walking trails and a very walkable downtown district. There’s an extensive public greenway system with over 25 miles of trails for walking, biking, etc. There are also several active adult communities (not retirement communities) including a Del Webb 55+ community. Are you considering a move?

I just visited that place. It's HOT and TROPICAL in the middle of summer The place is suburban for sure Because it is suburban, there is not much to do there except walk around and go to the strip malls Unless you have family to visit, there isn't really any real reason to see the place. It's just like any other small town in America including lots of new housing less than 10 years old and they all look the same.

El Mission, thanks SO much for the comments! Yes, Wake Forest (like most locales in the Mid-Atlantic/Southeastern US) will be relatively hot & sometimes humid (especially in late summer). If that's an issue I'd recommend considering one of the upper-New England states (Maine, New Hampshire, Vermont, etc) where summer temperatures and relative humidity levels some would find to be more temperate. Yes, most homes in the Wake Forest area are newer due to the fact there's unprecedented demand for housing here, which incentivizes new home construction. (along with a myriad of shopping options). With that being said, there are quite a few older homes here with what most would consider 'character' (non-cookie-cutter), Historic Downtown Wake Forest being one of many examples (Check out my video on 'Top 5 Neighborhoods Near Downtown Wake Forest' for some examples). Hi Mike. I have watched a few of your videos and wanted to ask about pricing. I know this is a crazy topic to even start with. In most videos you provide a price estimate and it is typically in the area of 400k+. When I look at listings, there appear to be properties in a lower price range. Is there a way you could clarify this for me? Is there absolutely no chance of buying a single family home for less than 400k? Thank you!

Yes, you can find a home in Wake Forest for under $400K; however, over the last 6 months, the median price for a 3 bedroom, 2 bath home (new & resale) is $423,616. Part of what makes up that median home price are homes as low as $60K and as high as $2.9 million, but again, the median price is $423,616. If you're searching in Wake Forest don't get discouraged (I know, it's easy to be when everything is selling for these prices) but there ARE opportunities in your price range, it just takes time and persistence, AND the right realtor helping you! 🙂

Diane, good question! WakeMed North is about 8 miles southwest from downtown Wake Forest, which is probably about a 12-14 minute drive down Falls of Neuse Rd. There are also quite a few other medical facilities in Wake Forest, including medical offices of UNC and Duke healthcare

Porto Fino is one of the most unique communities in Wake Forest! The community feels a little like being in Italy. The location is fantastic, you're in a community that feels tucked away, but you're literally around the corner from 90% of everything in Wake Forest. It's one of the most sought-after communities because of this. A broker friend of mine actually was one of the two partners who initially marketed the community way back in the early 2000's, I used to live about 5 min away from the neighborhood when I first moved to Wake Forest. Patrick, great question! I'd say it seems pretty middle-of-the-road to me (I've lived here since 1995). I'd say fiscally it's pretty conservative because we've had very balanced budgets the entire time I've lived here, and there's very good infrastructure here with no municipal debt that I'm aware of. Louise Just, yes it snows here; however, it's a fairly infrequent occurrence. Typically, we'll get maybe 1-2 occurrences of snow here yearly. The typical snow is between a 'dusting' up to maybe 3 inches. Do you currently live in an area with significant snowfall?
