I’ve rented a basement suite before. I had my own entrance. The only time I spoke and saw my landlady was when I signed the lease.

Renting my basement made me mortgage free at 45. Word of advice, rent to a elderly person who does not want to be placed in a retirement home who is still independent. Best decision I made, also when I needed an emergency babysitter she was there for me. 😊

I'm 75 and living in a newly finished, legal basement suite with walkout to backyard and driveway parking. Yes, I hear noise from upstairs, even with special sound proofing. But in a friendly neighbourhood with a landlady who has University student son. Sometimes gets cold so I purchased a small heater if I don't want to turn on the gas fireplace. Pay the same as a normal apartment, but have a backyard which I would not have with a high rise. And landlady always volunteers to drive me to doctors appointment. Be respectful, and always pay your rent on time, and things will work out for both. Years ago I was a landlord, and it was nothing but hassles, so I can appreciate a well cared for home.

U less there is a common entrance and no door to separate also having tenants doesn’t make it feel like you’ve “made” it nor does it give freedom/peace in your own home

I hated being a landlord, and it was a completely separate house! This is a huge suite. It is a tough choice.

I paid off all 4 of my houses with the help from renters. I was always cool and did not raise the rent unless they were trouble.

O boy lol the whole fuck landlords movement. Inflation happens and they own the spot. They aren't gunna let you live there to break even. Honestly a lot of landlords I have started off humble. Bought a cheap apartment when they could saved, got a down payment for a house and used the apartment as rent to pay their mortgage and have a few hundred extra per month whether that goes to bills or whatever they want it to. Depends on location too. Here in Edmonton there are literally 2 bed 1 bath places for a grand but you have to be ok with living in low income areas. Clearly this place is a bit more modern and new and if that basement suite wasn't built like that from the ground up converting it would cost quite a bit to make it a legal space to rent.

Builders cut corners they save money on noise control wall or insulation between basement Ceiling and upper floor. Even if someone Walking upstairs people from downstairs can hear them.

Why isn’t there a separate entrance? Why are the basement windows so short? If anything, it looks like an in-law suite, so it likely would be used by another family member.

Well you're renting from the ppl that live upstairs they will always have keys up there. Something to consider when you live there.

Mate it's a showhome. A lot of showhomes will not out a door in high traffic areas to prevent damages. They'll put it in after it is sold.

Always get it tested WELL for radon, in several locations in the basement. Mail in units don't work for this. You need to buy a radon detector. About $300. A big plus is that if someone drops something you won't hear it above them. Basements are great if you like to listen to bass, as long as the floor is solid. Some aren't. You can jump around and nobody will know. They offer a lot of freedom this way that people don't realize until someone is above them.

He starts in the upstairs living room, as he goes down the stairs and says " side entrance," you can see the door for the basement entrance. There's also an egress window in the bedroom. Completely legal.

Con, if you get a jerk of a tenant. Go elderly like others say. Really vet them. Get references. It is a ten or a one when renting it out.

There is a battle that was going on in Edmonton, about a Seniors Apartment complex. Everyone was like 50 plus for old people, but it was discrimination to non old people. Last i heard, they had to start to let everyone in. @@Hollywoodbearluv

I have one that I rent out, no access from basement to our living space which is great. Honestly not as inconvenient as I thought it would be and more than half my mortgage is paid

I just got a beautiful condo in Calgary for $200,000 it's got laundry is got a dishwasher a nice view trees everywhere a pool tennis courts and a pretty well-equipped gym

The housing crisis in Vancouver and Toronto is coming to Calgary and Edmonton there was condos in Vancouver that were $200,000 and now they're worth well over 1.5 million dollars so I don't give a f*** if the condo fees go up that'll retire my ass

Increased risk of fires. Stolen shit. Parking issues on the street. All of your tenants friends and family having access to their suite, and by extension, your home. If your tenant has a hidden mental health problem, you'll learn about it in the middle of the night when they come wandering upstairs. There are a lot of cons.

@@p.be.s Eh, the Land Use Bylaw hasnt changed much in relation to legal suites. There are certainly changes to zoning and garage suites are becoming more acceptable. I actually dont have any issues with the requirements for legalizing, rather this particular setup with shared entry and no separation to the downstairs suite. This is a recipe for disaster. It also compromises the tenants rights as this would not be considered a separate suite and the landlord would fall under the inkeepers act; meaning that they can essentially evict you without notice as this is their primary residence. Its worse for both the tenant and the landlord.

I know a woman that rents every room in her home. Usually older working men. Lunches and meals included. 7 hundred per room. 8 rooms. Who's the fool. Single working men love this. I know I do. Plus i work away from home. So I know my things are safe when im away.
