Traffic in kharadi is increasing as upper kharadi is getting crowded the current infrastructure is failing to handle increasing population and there is no scope for any enhancement.

Flyover Construction on Nagar Road 5 Multiple Real Estate Projects in Upper Kharadi, Annex , Wagholi, and their possession in upcoming years. This will attract serious traffic related issues in 2-3 years. Is PMC / Police Dept, prepared for that ? or just Keep eyes closed till water reaches neck ?

Amazing analysis - Please throw light on these 3 points and please reply in comments - 1. What is the status of the road from VJ Enchante & Kohinoor Kaleido, to Kharadi? There are lot many flat buyers who have their hard earned money invested here. 2. What is the status on EON Phase 3 coming up nearby VJ Enchante & Kohinoor Kaleido 3. It can be seen that Kharadi and nearby areas are being run mostly on tanker water. What is the source of this tanker water and as per your analysis and understanding, is there any danger of this source getting depleted, or is this an abundant source? Also, why doesn't Kharadi utilize the khadakvasla dam?

Eon phase 3 is not happening near vj but vj road is in progress. I just attended their meeting on Friday. Road won't be an issue

Sir Good evening 🙏 Road net work in wagholi is critical. There is enough scope of widening of road and planned development. Political will and awareness is lacking. I hope now with metro and international air port in the vicinity town developers will focus more on Wagholi.

PMC has failed to deliver good service to the Citizens of Pune. On top of it additional 34 villages are added and they are frustrated by the services given by PMC. No proper roads, waste management, traffic management and pollution control. It’s totally a big mess PMC has done. Most of the villages added later are still dependent on tanker water supply.

Wagholi Need more 10-15 years to develop, no water, no drainage, no proper power supply and traffic will be a long living issue as any new infrastructure adding process will add to headache... Ye narak hai

Bangalore से कई कंपनियाँ यहाँ पुणे आयेंगी (water crisis के पहले भी कई Companies Bangalore से अलग-अलग Cities में शिफ्ट हो रही थीं/हैं)। यह कहना गलत होगा कि water crisis की वजह से Pune shift हो रही हैं। शायद ऐसा इसलिए भी कहा जा रहा होगा जिससे लोग Pune में तेज़ी से Real Estate खरीदें। अफवाह पर भरोसा ना करें, जबतक पुख़्ता खबर ना आए। क्योंकि Pune में पानी के साथ साथ तमाम समस्यायें हैं। Authorities पानी के आपूर्ति के मामले में तो पूरी तरह फेल हैं पुणे में।

It's in initial planning stage. By 2025 we can expect approval. Then you can consider 3 to 4 years. So not before 2028. Probably by 2030.

Sir , does stamp duty and ready reckoner rate will increase from 1st April 24 ? Lot of sales and CP persons saying this so this news is really correct or it’s only strategy to sell the house? Please clarify this question, lot of descisions pending on this…

ऐसा कोई notification gov. की तरफ़ से नहीं आया है, ना ही कोई न्यूज आई है। ज्यादातर March में Stamp Duty बढ़ने की खबर इसलिए फैलायी जाती है। जिससे ज्यादा से ज्यादा agreement किया जा सके और March closing अच्छे से हो सके। कई बार buyer भी tax saving के चलते financial year ending पर Registration कराना चाहते हैं। हाँ ये ज़रूर है अक्सर Gov. April में Ready Reckoner Rates में बढ़ोत्तरी करती है, पर इसबार करेगी कि नहीं यह fix नहीं है। Ready Reckoner यानी की किसी भी जगह का circle rate (gov. rate)

@SaudaGhar Thanks but the work is in progress you showed.if I am not wrong it's delayed but will be done as many big players are inn.But I am not getting any clarification about the registration in hold of Parkridge Can you give some light on this as 40% of the buyers are waiting for the Registration. Stamp duty paid.

Real estate sustainable kaise hai.. No trees, no water guarantee, high prices due to rent marketing by agents. Hope Pune is not bangalore.. Any idea how so many ppl will be managed and how facility will be distributed.. Post covid real estate price is high and carpet is less..

Flats prices are very high in kharadi. Possession is in Dec 27. People should wait for atleast another 3 to 4 months before taking any decisions to purchase. If people will give a gap upto July 24 then flats price will drop upto 10 to 15 lakhs.

@@hiteshgujarathi4636 Itna issue to suna nahi hai. Pashan is older so I don't think there should be issues but off course it mostly depends if your building is high rise. High rise rahega to tanker aata hi hai. Any area which is old and fully developed shouldn't mostly have problems. Also check the density of people living in project.
