I remember very distinctly when former President Obama addressed members of our union base and told them at the time that the jobs and the investments would not return to the United States and the economy we were seeing then it was the new normal. We learned that was not the truth and with our previous administration we gained a super charged economy that has now fallen by the wayside with the Biden economy. We were given the roadmap for economic in energy prosperity and Joe has failed to open that roadmap.

I kinda agree with you on your comment. I personally had to move from a former location because the landlord decided that he would up my rent by 42% after living in the unit for 4 years. And I did my level best to take care of it as if it were my very own, which made things much easier on him. However, when I found out his intent, I moved into a family owned condo that was equally as comfortable although it was a tad higher than what I had been paying for the past 4 years. When I served that landlord my 30-day notice, he was not happy to say the least. Why? Because, by his own admission, he had "just lost a good tenant". And a "damn good one" at that. It has now been nearly 2 years since I left that property. Until this day he has not been successful in getting that unit, as nice as it is, filled by a decent tenant.

Efficient markets prevent people from being greedy. There are not enough rental units in places that people want to live, so prices go up. We need more supply to keep up with demand. We need less restrictive zoning laws that limit the supply of housing.

I live in Orlando FL and I can confirm that rent prices are being catapulted to insanity and beyond. My rent went up from $1,650 in 2021 to $2,100 in 2022 and I strongly believe it will go even higher in 2023. On top of that gas prices went up, food went up and yet my salary stays exactly the same.

I own a few properties in Iowa and one in Pensacola FL. Never raised rent on a tenant or charged for application fees or late fees. Always gave the full deposit back. I try to not stress people financially especially if they are college students or have kids. In return the leave my property in better shape than I gave it to them. I could have made a few thousands more squeezing every penny out of them, but the sense of reward I get by treating them like humans is priceless to me.

That's not it at all. This isn't about people's credit having been wrecked. This is about not enough houses having been built because the recession put a lot of developers out of business. But also, millennials have suddenly decided they want to buy homes. And many of them had actually been living with parents or other relatives for years but now are getting their own place because they're having kids. So we've been headed for an enormous housing shortfall for about a decade. But one of the worst offenders is investment groups buying up properties by the tens of thousands in many States.. A lot of them they rent out and they are doubling the rent. Because they're so wealthy if they don't get a renter that can afford it right away, they can wait a while. Small landlords are are more logical and rent to a good person with good credit who will stay a long time. Investment groups who own all these properties, they don't care at all. They don't care if people come and go. They actually make money off of that because they refuse to give people their deposits back You know almost every case. Because the groups are so wealthy, they have legions of lawyers standing by to sue people who demand their money back. And then they put it on their record that the person is a lousy renter which means no one will rent to that person in the future, everyone who has ever been a tenant is scared to death they will get a mark like that on their credit periodown there credit. There should be laws that investment groups can't buy residential properties. Especially foreign investor groups. Why the fuck should we have Americans thrown out on the street because some asshole billionaire in China, Germany, or wherever the fuck Wants to take over American property and make America's homeless.

The problem is greed by the owners of these properties who see an opportunity to raise their rents, so they're doing so. And with no regulations in place to prevent it (either at the state or federal level), they will continue to do what they're doing. What would be interesting to know is the number of these property owners who have adjustable rate mortgages (or mortgages at all) against the number who are raising the rent on their tenants. The local governments set the real estate tax rates in Florida, so again this has nothing to do with the federal government. It starts with DeSantis and flows down to the local municipalities.

Rent control discourages investors from buying homes that they turn into rentals. It encourages landlords to sell their investment properties off to homeowners. That lowers rental inventories, and increases demand. That encourages a subletting black market. What’s to stop investors from renting rent controlled apartments, and renting them for more? Rent control doesn’t work for the long term. It’s a bandaid on a gushing wound. The states with the most expensive housing, where building doesn’t keep up are blue states. They cry affordable housing, but do everything to prevent it. It’s a dog and pony show. Just look to California as an example. You can thank the government for rent increases. They screwed landlords with eviction moratoriums, and now those landlords not only to make up their loses, but they are definitely building reserves for future moratoriums. See what happens when the government has too much power. Anyone that is a democrat these days is pro-establishment, and it’s very troubling. They think the government is going to save them, but the long term effect is a screw job.

It is simple supply and demand. We have record amounts of people moving to South Florida every day and there are not enough rentals for everyone. There are bidding wars for good rentals driving up rents for everyone.

We live in Miami. We rent a small 1 bed 1 bath apartment, built in the 50s. Old carpet, wall unit AC, no dishwasher, no w/d.. it’s sparse on luxury to say the least. We’ve been paying 1400. Our rent just increased to 2000. Nothing changed, no maintenance, the home wasn’t sold, just a 40% increase overnight. We’re moving out of state because as students we truly can’t afford to live here anymore. I should add, we’ve been perfect tenants. Haven’t asked for maintenance once, we’ve helped with maintenance ourselves and recaulked the bathroom, replaced doorknobs, small stuff like that, and paid our rent exactly on time without fuss every month.

It is because real estate has become a financial market, not a housing stock. People speculate on prices, making house from homes into banks, now into casinos. And investment companies exploit this appreciation by acquiring houses and turning them into a REIT (investment trust) to list on financial markets for wealthy investors to get “safe” passive income through regular yield. The higher the rent, the more the yield and the higher the stock price. And by consequence, all housing goes up in price. And they don’t have to worry because the Fed is sensitive to mortgage rates. It is literally regressive, charging the poorest the most, to give the wealthiest a steady stream of stable income. Housing is a right, not a market. This is one of the reasons why capitalism fails.

Here in California, they passed a law a few years ago where landlords/property management companies can’t increase rent by no more than 3%. It’s already frickn insane the amount of rent here in Southern Orange County, but it’s much better than in years past for the increases each year. For reference, we have a 2 bedroom 2 bath 1,000 sq ft apartment in Aliso Viejo and pay 2,505. If we were to walk in off the street and try to rent the exact same apartment today, the rent would be 4,100!!! Wtf?

Real estate investers are allowed to depreciate the units value for tax purposes, even as its value increases. We would not have this insanity if Congress would close that loophole. There is no "real estate market" as an entity. It much more fragmented than that, but there are groups of people with pooled cash who are buying property (cash-fast closing), holding on to it as it appreciates, and then sell after it appreciates for their target percentage. There are those who treat real estate like stocks, (but that is very risky). There is also a serious owner occupied demand for housing, more money available from a good economy, also more buyers taking advantage of government programs to get them in a house, and banks are lending again. There are a lot of factors why these prices are rising. Don't forget that there are a lot of government assistance programs paying rents and that is taking more apartments out of circulation. Perhaps a solution would be to work with a state agency to see if one is eligible for such assistance.

Oh my God, there are plenty of problems with Congress but this is not one of them. I don't even remember anybody ever bringing up rent control excepting California. It isn't even discussed in other States. And it's actually very hard to enact and oversee. If we would stop foreign investment and corporations from buying up residential properties, people could afford basic apartments. That's the biggest thing that we can do, it would be absolutely doable from a federal legislative standpoint.

I'm nearing retirement age, recently divorced after 36 years, from a man who serially cheated on me while o raised our three kids, moved us 2000 miles from our home state and my family, and then basically refused to give me anything on the divorce settlement. What a big "eff you" that was. (I left him because he was toxic, abusive and was never going to change, among other things). Now I am nearing retirement age, and though I've come to terms with I will never be able to retire and will work til I die, and accept that, it's now becoming "how the hell am I going to afford to rent a small house or apartment AND afford gas and groceries and utilities, AND maybe buy a nice gift for my grandkids for Christmas and birthdays? Meanwhile, the rich and fresh just get richer and greedier. That includes my ex. Granted, I am much happier no longer being married to a self-absorbed liar and cheat, and my inner peace has grown immensely the last two years since I left. But I wonder how long this situation with inflation and a lack of wages keeping up can possibly continue? I am hoping and praying for the bubble to burst like it did in '08. It would serve all those greedy bastard right, to lose their asses on speculating on the backs of people who are just trying to live their lives paycheck to paycheck. This world is full of greed and a lack of compassion for others less fortunate.

It's only recently that I realized what is happening. The home owners are taking advantage of the skyrocketing home sales driven by corporations over paying for properties then renting them. Landlords decide to sell at higher prices (or rent) and are forcing tenants who cannot afford to either rent other properties or out bid corporations on homes for sale. We will see a rapid increase in homelessness in this country if something isn't done soon and fast. I had seen it happening in the courtroom but only recently realized what was driving the prices.

I've been hearing that from people trying to buy homes in my area. I think that you have to buy land and build it yourself if you want something in my state as corporations are outbidding regular people. The question is could we have something like a housing collapse over here where companies go bankrupt from overpaying for homes? It may be hard to remember in a bull market for stocks but the NASDAQ composite lost 80% of its value back in the internet bubble. The place we are living now dropped 40% from the peak to where we bought it. It then fell to dropping 60% of peak after we moved in before stabilizing. Housing bubbles can pop hard when they pop. Our mortgage rate was 10.15%. They had been in the high-teens. If you want to pop a housing bubble, raise interest rates to double-digits and prices will collapse. Just like Amazon stock did today.

This is something that needs more attention!!! 🤬 Tell us something we don't already know that is happening and get this in front of local and state governments. Everyone is talking about inflation for gas and milk and eggs but rent and mortgages are one of the largest household expenses a family or renter will have to contend with. That is the real inflationary problem because this is pushing people out of their homes and forced to make adjustments without getting proper notice or wage earnings to keep up. It's just not reasonable to expect people to be able to afford an 20%+ increase a month in rent and that is not even looking at the 5 year outlook of rent prices pushing upwards. This needs to be in front of everyone's face in order to gain some traction and solutions and not glossed over! Please do a deeper segment on this issue 🙏

Sad for many renters. Last year, our property taxes went up a lot. On two of them, taxes doubled. I raised the rent last summer on one of them $100 though they lived there for 4 years without a rent increase until then and I felt bad. My tenants will never be gouged by rent increases. This hurts people with disabilities. I live in wausau Wisconsin and I'm disabled. The disability process took 2 full yrs to get accepted. During that time I had to use rental assistance and the rental management company refused to take the payment and served me with eviction papers. Before the pandemic I was on section 8 and had my voucher with zero issues held it just fine. I'm also an end of life /memory care cna/phlebotomist for 12 yrs in my community, I worked the first half of the pandemic. Of course I got covid and now have long covid because I have underlying conditions. I have a connective tissue disorder called ehlers danlos syndrome. It took me 31 yrs of my life to get an accurate diagnosis and I unknowingly further damaged my body. Once I got long covid which exacerbated all of my EDS comorbidities I applied for disability. The local housing authority took my voucher because they admittedly so told me there us no accessible housing and pointed me in no direction to find something accessible because my mobility changed significantly getting long covid. I am stuck in a home that is not accessible and I have zero options to leave. What does this rental management think is going to happen? Will the police carry my disabled body out of my house? I tirelessly searched for accessible housing for almost 3 yrs now. If it were available I'd have gotten it already. I did everything right as a medical professional would do to aquire the supports needed for people with disabilities and it's a lose lose situation. My daughters who also have EDS have been excluded from participating in school because of our disabilities and the wausau school district has ignored the health department recommended mitigation practices the entire time. I'm facing homelessness, disability discrimination from several govt entities ie: healthcare, education, housing. We as people with disabilities should not have to adapt to the world around us but the world should adapt to us. The failure these systems have been able to get away with without being held accountable is disgusting. I am not expendable, my disabled life matters, my daughters disabled lives matter. It's a bleak outlook and the reason people with disabilities are so harmed is because we do not have a seat at the table making decisions for us. They don't enforce the ADA or FAPE or IDEA because people with disabilities are already sick, tired and isolated. To file complaints or take legal action is impossible and the majority of us cannot physically or mentally complete the requirements to hold these entities accountable and it takes so long we often pass away trying and fighting which takes away from anyone having to change anything to protect us. I'm absolutely defeated and I put my body on the line as a healthcare professional not only for over a decade but also during the pandemic. I do not get proper management or treatment for my connective tissue disorder or the long covid that's now running my life. Physicians refuse to continue their education and often we are told we are lying, severe chronic pain is impossible because "oh you look normal" what is normal? What does sick look like? It looks like me who also looks "normal" we have been thrown to the wolves and not at all protected even the cdc stated its encouraging that people with fatal outcomes are the ones with several comorbidities and are very unwell to begin with. This devastated me to hear. Who will advocate for us? Who will include us? Currently no one. Please fix this, please help us. We deserve to have a decent and safe quality of life. If I could physically pursue legal action against all these atrocities I would already be doing it. Also my stance is not at all financially motivated, I want to take legal action to make sure this isn't happening to others and myself. I could care less about financial compensation- we deserve justice and I will absolutely never be quiet even though I will probably die trying. This is unacceptable. The blood of people with disabilities are on the hands of the ones who did nothing to protect us. Sit with that. Thanks

The lack of supports for and discrimination against people with disabilities in some states is appalling! The last things someone with disabilities such as yours needs are more obstacles and the threat of homelessness (much less non-existent accessible housing!)! My state is about the polar opposite of yours in terms of services and accessibility. I work with the DD/IDD community but what is available to that community is also available to seniors and people who have other disabilities. Things aren't perfect by any means but work continues to improve upon what has already been put in place. What you're going through is just plain wrong.

It is tiring but I know if this process is this hard for me, someone who has healthcare background to navigate this it is completely out of reach for others. So many are just shut down by the system and don't even know how or who to reach out to. It might not make a big difference in my specific situation but I want to try and make it better for someone else or even my children. This earth is not given to us by our children. It is loaned to us by our children's children so I will absolutely speak up till my last breath. We all deserve quality of life and we do know better so we can do better.

I am so sorry this is happening to you. I worked in the school system in Special Ed., then in the county library. I served this county, so that parents could go to work and know their kids were safe and getting help. But this county, and more and more, I'm feeling, this country has become heartless. It seems like the prevailing attitude is "I've got mine, screw everyone else". There should be caps on rental increases that coincide with the average COLA's in the area.

Libby I hear you. It's terrible that you have been placed in this egregious situation. Although my nickname makes it appear that I am male,I'm a 63 year old female. 30 years ago I was diagnosed with the first of three major autoimmune diseases. At the beginning I was also told that you "look fine" but as bloodwork and additional testing identified serious connective tissue damage, I was given helpful treatment. I also suffered some liver and kidney damage and was hospitalized for cardiac/respiratory distress. Over a long period of time I was able to recover but knew I would need to take a early retirement.I was very fortunate and was able to retire at 55 years old from full time work. I continued to work part time until Covid 19 shutdowns. I was able to get my S.S at 62 but what made the difference was I paid into a Pension program for 31 years. It's truly terrible that you are disabled and can not get the necessary assistance.

I think a couple months ago I asked how much rent was for a 1 bed apt around the block and they said it was 1,100 per mo. Now I'm asking everywhere else and rent is at least 1300 for a 1 bed apt. Like wth? We are starting to go back to the dark ages where families had to live together under one roof. Im talking grandparents, siblings and spouses.

It's short-term thinking: they buy up all properties, hoping they can flip them or raise rents -- but eventually nobody will be able to afford to pay what they're demanding and they will be forced to sell at a cheaper price. The same thing happened in 2008 and it crashed the market. A lot of homes are being bought as investments, rather than places to live.

Well, "a full family" helps -- but it's mostly an issue of incomes. The Latina in the story in particular seemed like she wanted to live in a posh area. That, combined with investors buying up properties and raising rents/property prices, will price out those who aren't making enough money.

I’ve been in my apartment 11 years and never paid late or missed a payment. I just received a $500 a month increase south of Atlanta. I’m 58 and moving in with family. My son is a firefighter/EMT in the metro area and also had to move out of his apartment due to increase. He can lo longer qualify for even a 1/1.

I’ve lived in Seattle my whole life and we started experiencing these crazy prices years ago. The one thing I noticed about the renters who were complaining about their rent increases, is that their homes are nicer and appear larger than anything I’ve ever lived in. When my husband and I first got married, we made it a priority to buy something because his job was having financial problems and we had custody of his three kids, so we figured owning something would give us more options (5 people legally couldn’t live in a 2 bedroom apartment, but if you owned your own place you could have 5 people in a 2 bedroom). My husband works in construction and I was a secretary, so we didn’t have a lot of money and knew we would have to buy something smaller than our rental house. Additionally, my husband had gone through a bankruptcy as part of his divorce several years earlier; I had excellent credit, but didn’t make enough to qualify for a loan on my own, so we ended up with a higher interest rate (8%) because of his credit. We ended up buying a 2 bedroom condo and my husband split the bedroom for the three kids. It wasn’t a lot of room but we made it work and a year later we were able to refinance to a lower interest rate and a few years later, when my health problems made the stairs too difficult, we bought an older, small house that hadn’t had anything updated in 40 years and my husband slowly did most of the work himself. The moral of my long story, is buy something as soon as you can even if it isn’t as big as you’d like or in the neighborhood you’d like or as updated as you like because we were able to take the equity from the condo and buy the house, so for the original $129,000 price of the condo we were able to buy a $180,000 house that today is estimated to be worth $825,000 and believe me when I say it is nothing special - we don’t even have a garage, but if we hadn’t bought when we did we wouldn’t be able to afford to live in this area anymore. We gave up a lot to be able to afford our mortgage over the years, but it was worth it to not have the uncertainty of renting, though with the way property taxes keep going up there is always some stress.

@@jjuanmarin I bought my first and only home 35+ years ago. It was a repo and it was up for auction. I won the bid at $40,000. It needed work, but not too much. The mortgage was for 30 years. I did repairs as I could, single mom raising 2 kids. It was hard sometimes, but I knew I didn't want to be caught up in a rental trap. You'll NEVER own one brick of it , NEVER gain any equity and rent can and WILL go up at the whim of the owners. Three things I have learned is 1)get in your OWN home as soon as you can. 2)Keep GOOD insurance on it. 3)Keep your credit GOOD. Now that my house is paid for, all I owe is the yearly property taxes. Rent is a dead end and you are wasting time and money doing it. Every situation is different, but being SMART with your money and decisions is a key to success.

In the last four years, I have worked my butt off to get off of welfare and graduate college. Now, I’m approved for a $270k mortgage, but the median home price is $455k where I live. What happened the the American dream? I feel like it really is a DREAM now. I grew up being told if you work hard you will be rewarded. I did all that to give my daughter and I a better life, only to still be unable to afford my city and state. Now, I’m leaving my state and moving 700 miles away to own my own home, because it’s still cheaper than rent. Times are tough for so many and no relief in sight. It’s sad and we all need to help each other.

I work for a mortgage company and my bosses and I were talking about how one company we work with bought out an entire street of homes right on the beach and rent them out as Airbnb’s. That’s a big part of the problem. Homes rented out for vacation or as market speculation. Big money comes in, with tax brakes and special tax and interest rates… they out price the locals who just work normal jobs.

@@winning3329 Efficient markets prevent people from being greedy. There are not enough rental units in places that people want to live, so prices go up. We need more supply to keep up with demand. We need less restrictive zoning laws that limit the supply of housing. Right now there are 100 people waiting in line for every rental unit in popular cities, so landlords can charge whatever they want and someone will pay it. If the roles were reversed, and there were 100 rental units for every person looking for a place, then prices would plummet.

Rents in my city surged last year. The place I lived in supposedly sold, and we had 10 weeks to find something. All 3 places available were in a bad neighborhood or more than half my monthly 8nc9me for a 1 or 2 bedroom. It was cheaper to buy, and thankfully, I had savings. But even buying was hard due to the market. It killed my excitement about buying a new home; I bought a "this will do" house in good shape, and am grateful it came up last minute

She’s either a military veteran or spouse of one she receives hud-VASH (housing in urban development-Veterans assistance for subsidized housing) I know because I’m a veteran I fell on hard times I’m a single mom of 3 kids and on hud-VASH and this program is legitimately a life saver I’m so grateful because me and my kids were in a shelter before I learned about the voucher and now I’m in my own place with my kids going to school full time for nursing and getting gi bill money which also helps with our expenses. I do t wanna 💩 on the VA but I do not understand their system or if it will ever change for the better but a lot of programs they offer really do help vets out who are trying to keep their head up above 💧

I recently left south Florida. In 2020 I was paying $1299 for a tiny studio apartment and offered a renewal at that same rate in February 2021 (I declined because I was leaving for the summer). Six months later, I called back the same apartment complex and my studio apartment went from $1299 a month to $2640 a month - and they have a waitlist almost a year out 😳

I am going to buy my van and live in that. My rent went up 25% and I am priced out of the housing market where I live.

This just happened to us I live in my landlord house for 6 years paying 1650 he went bankrupt and had to move back in his childhood home now paying 2400 couldn't sleep for 2 months thinking how I'm I going to cover it but i thank my lord he makes it happen 🙏

Its funny that landlords expect their tenants to cover the cost of the property the landlord owns AND, derive profit from that agreement as well... They are getting other people to pay for what they own.

@@yfna1 Not funny at all. If price of keeping the property increases, LL will raise rent. Renters shouldn't be complaining at all. There is a reason why they rent and not own. If they knew how much it cost to own a house, they would STFU about rent. Oh wait, they KNOW exactly how much it cost to own a house. That's why they rent. lol Renters need to thank Landlords for providing a roof over their head. Because without LL, renters would be homeless. No way in hell renters could afford a house without the help of Landlords!

I would have rented out my 3/3 and moved overseas except that the laws are such I could not be assured that a renter who does not pay would be easily evicted. I could end up losing my house to a squatter. Give us small landlords some protection, and many more homes would open up for renting.

My Rent jumped 300 this year and we're in a housing program, the price we're are paying Is less Then average for the size, we been here in the same place over 12 yrs but the landlord hasn't gone up this time it's the program as we get Raises on the job The more we pay, we really don't get ahead Regardless of what bring home here in Florida And they're building houses left and right That no one can afford..

Damn shame...a disabled veteran should not be struggling to housing. Our government should be prioritizing housing, health and food supplement for our veterans for all they gave and risking their lives. Yet, we spending billions in Ukraine, Afghanistan, Iraq and so on

national rent control is desperately needed . thanks for this report , people need to put pressure on politicians that talk about homelessness as a substance abuse problem and start reminding them of who they are supposed to serve . or vote them out of office .
