Waiting to buy a house has nothing to do with who is in office, for me at least. My experience in looking to purchase a home has been rough, solely because someone bought a house worth $150k 2-3 years ago and now think that same house is worth 350-400k

I never listen to the millionaire hour. Very repetitive and just not that interested in how people made a million dollars. It's simple, really: figure out a budget, live on less than you make, invest regularly and systematically, and hope you don't have high medical expenses.

I think Dave misunderstood Patrick’s question about the down payment. Patrick wants to buy a bigger house now and doing a 30 year and paying extra will keep them at the 25% of net income. Vice saving for the same house a few more years to get them a bigger down payment and keeping the 25% on a 15 year.

Whole life insurance allows you to do Infinite banking and if you are disciplined it is a fantastic way to be your own bank.. You can also get whole life insurance with living benefits so that you and almost any time with a $100000 policy could get a $50000 check

Like you, I don't watch the boring, repetitive Millionaire Theme Hour. There is absolutely no new information there. It's rinse, wash and repeat. The entire show is so washed down and rushed from a few years back. It seems as if the hosts forget to ask basic questions of the callers, but merely shout out to follow whichever baby steps they feel applies.

The retiree “Paid into the insurance their whole life and didn’t use it…” THAT’S INSURANCE 101! A person pays into car insurance, and doesn’t use it; that means they didn’t get into an accident. Someone has homeowner’s insurance and didn’t use it; that means their home didn’t catch on fire or flood. Those are reasons to rejoice. It’s very frustrating that Dave consistently dismisses any question when the obvious answer conflicts with his ego. The question of the day was pointing out that they need a much larger down payment for a 15 year fixed to meet the Ramsey rules of 25% and it would make much more sense to do a 30 year mortgage today and just make extra payments.

If you need to keep the monthly below 25% of your income, then the down payment on a 15 year fixed needs to be significantly more than on a 30 year. For most people it doesn’t make sense and will put you much worse off waiting years longer to buy a house just to save a little interest.

I’m very proud to say, I sell whole life/final expense insurance to seniors whose health does not qualify for term. My older client that have good health I will get them a term policy or index universal policy so whole life is good for those that needed and don’t have any other life insurance and their older age and health is not good or qualified for term product. ❤
