You are dumb lol. Its a 39000+ sq feet property for 45cr. You get the entire land. You are paying roughly 11.5k per sq feet of LAND. An apartment in an area like malabar hill in Mumbai would cost you 1L to 1.3L per sq ft easily and in an area like malad which is close to the area where this property is located would cost you between 25k and 30k pr sq ft.

No one is mad here, except you. Anyone who buys this property would definitely have the money to renovate it. So the bungalow doesn't matter to the buyer but the land does. Even the seller knows that 45cr is not justifiable for the bungalow but the price is to be considered for the size of land. That's why rafique has mentioned several times the size of land in the video. You get 36 guntha land in Mumbai. Imagine that. This big parcel of land in Mumbai.

Approx 11.2K per sqft is very high for land only, as the structure itself is of no good. Not even as a Hotel property, First you pay 11.2K per sqft for land then it will be at least 5-6K sqft conservatively to build a structure, assuming the new structure is of 15K sqft that's another 10cr minimum.
