Thanks for sharing your floor plan layout! I was looking forward to seeing the house plans and render. I do like the overall layout. My changes would be: - Ground level - rumpus room will look better if it extended to where the ensuite is. It will open up the rumpus room with natural light and provide a larger space. 😊 - Master bedroom will need to increase in depth (eat into the deck area) to accommodation an ensuite. Master bedroom wall will align with laundry wall. - I feel there is a bit of wasted space between the Master bedroom and Bed 3. Maybe more consideration in this area? - Kitchen - I would put in a long island as there is enough room on the end closest to the deck. Maybe continue cabinetry along the wall where the bath/linen closet is for more storage? So the kitchen becomes "U" shaped. - With the Master bedroom below kitchen extended to accommodate the ensuite, you can extend the upper level deck to the end of the kitchen wall and create a servery. - Also, open risers are a great idea, very contemporary and sleek. My friend has them in her home which is super contemporary (purchased like that) but when she had kids she had to install clear perspex on each riser so the baby learning to crawl/walk wouldn't slip through the opening which would be very dangerous. Some really great points and thoughts in here! Appreciate your insight. The main issue with extending would be cost. The additional cost to build out is very high, rather than keeping under the roof line, hence the small rumpus space underneath the stairs on the way out to the pool. We are doing an island bench and have a full set of cupboards / fridge backing onto the upstairs bathroom. They're not on the architectural drawings but in our detailed ikea kitchen plans !

Really cool to see the next stage of your plans and excited to see the future videos. I'd personally have flipped the layout and placed the kitchen and living spaces to the ground floor to better connect with the backyard and pool (which is great for survelliance of kids while cooking) but maybe you have some stellar views from upstairs and this made more sense.

We've spoken about this a fair few times... Emily ended up winning haha. She prefers the living and kitchen upstairs with the deck and the breeze. Also, from my side, it's cheaper as we only make minimal changes to the layout. Which should save us money on the build.

Because we're on a small lot overlay, you can get relaxation on setbacks for your carport. This has been done as part of our development application through our town planners

**Generally speaking** I've always been told that Pools *Do not* add value to a property. They're an added and on going expense. Pools are great when it's hot and you want a swim, Otherwise their a PITA.

I agree with you 100% Pools cost in electricity and chemicals easily cost over $1000 per year. I'd say to anyone who wants to put in a pool to not do it.

Agreed that they're a time and money pit but definitely a lifestyle choice for the kids. They do increase the property resale value but not necessarily "add value".

Get rid of built in seating in kitchen. You will constantly have to leave the table to let others out. Unless only 4 of you.

Fair enough. We love the idea of being able to sit back on a bench seat next to the picture windows and look out over the yard. So even if it involves some shuffling we're planning to stick with it :)
