Absolutely gorgeous, Rassel! What I always admire about your designs is the attention to the ceilings, light fixtures and decor. In this house, I particularly love the curvilinear arch separating the living room from the dining room. I also like the fact that the outdoor space with table and lounge area are so close to the kitchen, which makes hosting guests so easy. Bravo!

I love this floor plan. I love it because no stairs. A few things to consider is a work space for owner of the house because considering most people work form home. An outdoor closet, maybe a hallway closet instead of the sofa that faces the outside patio/lanai area. Its beautiful. Thank you.

I love it. Being from New Zealand, I would love to open the walls around that inner deck area. Move the Kitchen to the center of the house, backing onto that bathroom, and incorporate that laundry into. Kitchen can be an "L" shape, with the bottom of the "L", an breakfast bar.. maybe. Put the dining room into the kitchen space, and open that entire wall to access that outdoor living space....extend the living room space into where the dining room was. That couch currently facing the outdoor dining space, seems wasted. IMHO.

It's truly beautiful! Must note, like a toy house, it's easy to make a space look spacious until it's actually lived in, and except for the kitchen, there's no space to keep belongings.
