Agreed, but has to be done with all precautions in place. If not there's definitely leakage in below mother slabs leading to fungus.

Means ur third type of plumbing have no disadvantages. For correcting plumbing issues u hv to go other floor. Why any one will break their false ceiling to get ur plumbing issues fixed. Ur convenience might be a issue for other members. So i think beneath sunken slab is fine with waterproofing.

Generally for the third type mentioned, a grid false ceiling is used in bathrooms. Which does not require damaging or breaking open false ceiling of others house & is easy to use for maintainence. Also, the third system works best only if all bathrooms in all floors are one above the other. The only issue I see with the system is solid waste pipe noise. That also can be tackled with multiple other methods. 😅
