UDS తక్కువ ఉంటే భవిషత్తో ఇబ్బందిలే. ఈయన గారు సరీగ్గా చెప్పలేదు

Nenu oka middile class I want to buy 150 square yard 2 bhk Independant house in Rampally or near Nagaram. But the prices are like 70 lakhs to80 lakhs according to builders. Where as my friend buyed the same size plot in same area for 40 lakhs in 2020. With in just 4 years the rates were increased to 40 lakhs to 65 to 70 lakhs. Too much land mafia common man could not able to afford.

మీరు హైదరాబాద్ దాటి బయటకు పోండి అని చెబుతున్నారు. మా వాళ్ళు 15 ఏళ్ల క్రితం మహేశ్వరం దగ్గర 267 గజాలు కొన్నారు. ఇప్పుడు అక్కడకి పోవడానికి సరిఅయిన దారే లేదు. ఇప్పుడు అమ్ముదామంటే కొనేవాడే లేడు. అవసరం లేకుండా భూమి కొననే వద్దు. భూమి కి సరిఅయిన రేట్ నిర్ణయిస్తే అన్ని సమస్యలు తీరి పోతాయి. ఇప్పుడున్న నల్ల ధనము అంతా రియల్ ఎస్టేట్,డాక్టర్లు,బ్యూరోక్రాట్స్,లాయర్లు,పోలీస్ ల దగ్గరే ఉన్నది. కాళీ స్థలాలు,కట్టిన ఇళ్ళు నిజమైన ధర నిర్ణయిస్తే దాని ప్రకారం స్టాంప్ డ్యూటీ 2% నిర్ణయం చేసినా ప్రభుత్వానికి ఇప్పటి కంటే ఎక్కువ ఆదాయమే వస్తుంది. రిజర్వు బ్యాంక్ ఆదేశాల మేరకు నగదు మార్పిడి 20 వేల కంటే ఎక్కువ ఉండకూడదని పెట్టిన రూల్స్ పేపర్లకే పరిమితమయి పోయింది. ఇది ప్రభుత్వాలు కావాలనే ప్రోత్సహిస్తున్నాయి. ప్రజలు అలాంటి నాయకులను ఎన్నుకున్నన్ని రోజులు ఈ గడ్డు పరిస్థితి పోదు. ఆస్తుల విలువ నిజ నిర్దారణ చేసి సరైన క్రయవిక్రయాలు నగదు రహిత ప్రమాణాలతో నిర్వహించనంత కాలం పరిస్థితులు మారవు.😢

Sir for an average buyer, the builders will not reveal anything. In fact, reputed builder like Assetz, Shoba etc., will not show the flat till full payment, completion of project etc. They will show only sample flat. If you want to do due diligence within the project, you will not able to get any information from any builder/project. You can do only outside due diligence relating to area only. Any how, Sir, yours is a useful information.

Real estate business in Hyderabad is doldrums. Wait for a minimum period of 3 to 5 years. I am expecting political turmoil in Telangana State, it will adversely affect the growth and image of Hyderabad. If TDP wins the elections in AP, some industries will be shifted to AP.. If Jagan wins elections, it does not make much impact on the developments in Hyderabad.

It is not a mistake of Cong or the greatness of BRS. Amaravati when kept in abeyance all investment came to Hyderabad/T but now situation has changed as TDP is coming in ruling in AP. Even excess constructions & maximum illegal constructions are being encouraged by stupid BRS govt & idiots municipal employees & lack of jobs & investment had double impacted the real estate.

Sir You have stated all the points correctly .Because of the educated people without common sense creating problems and making harm to the society. I think one point you missed is about water. How permissions are given without fore thought about the water position. Today we are facing the problem and what will be the position tomorrow? Further most of the people from other states. Is it possible to accommodate them. What will be the plight of the people of this state
