I had an Open House in a neighborhood that was having a Community Yard Sale on the same day, I got up early bought a box of donuts, took some flyers and cards. I was there by 7:30am walked around to every yard sale introduced myself to the homeowners invited them for the Open House, offered donuts, gave a flyer and card. Happen to walk up to a house that they were just cleaning out the garage and at first they thought I was a customer and said they aren't selling anything and I introduced myself and they asked for a card and said they are looking to sell in the near future. I was super anxious at first but once I got out there everyone was great. It helped my confidence and I met so many people. Now for the Follow Up!

Great video! I'd like to add an Important tip: Body posture is crucial when door knocking. Shoulders back, chin up, BIG smile. Always be thinking about how you are helping the prospect....and you are because if you are the type of agent who has the drive to generate leads this way, there is no doubt you are going to provide a better outcome than other agents. Pay close attention to your posture and your bad experiences will diminish greatly.

I started door knocking the other day. You're right, the hardest part is just the courage. Took me a couple weeks to build up the nerve. After the third door, I was blown away how easy/chill it really is. And it's fun! Honestly. Cold calling and open houses are boring as hell. I like door knocking because its the best type of outbound prospecting.

A little late to the party but I do this exact same technique for my moving company. People remember someone who comes and has a conversation with them opposed to just seeing a bunch of companies bidding for clicks on ads. Dont let them deceive you door knocking is still SUPER effective. Dont let your mind talk you out of it. Just go do it!

Very inspiring. Thanks for sharing. I find that as I see more people doing an activity like this, the more it takes the sting out of it. As a Chiropractor, I can tell you that door knocking works for us too. 99.99% don't do it though. However, the statistics are predictable. If you make contact with a certain number of people (and with the right follow up method), you can start a practice from scratch with lots of new patients throughout the first month. Some may visit the office as warm leads, and that is where you have to have your scripts mastered to achieve a high conversion rate. Wait a minute!! That sounds like what Bryan teaches! Go knock on doors, do follow-up, learn your scripts, engage people. Good Luck. Anyway, lots of love Bryan. Thanks John for sharing.

I'm going to door knock in my neighborhood. Having an open mind on this. Most of my neighbors have a Ring doorbell and do not answer the door. This is where magnetic business cards come in.🤣 The top realtor in Orange when I was growing up always mailed out a magnet calendar with her info. It was always on the side of our fridge. 😉

mostdogs are just very protective they do not bite most of the time unless they sense their owner or the dog itself is in danger. my dog a great dane was the most loving social dog but ever since a neighbor kicked him over and over and fell into a bee bush, he has ptsd and is very weary of people now. now when any friends come over he barely bites them on the but as a warning do not mess with us type things. he only does it to guys though. he has a mean bark but hates fighting and will not attack unless someone is getting hit or kicked. hope this helps. im not scared of dogs or wildlife.

@@BryanCasella i do it alone now, shooting for 3 hrs a day. I just thought that if i have a partner we could push each other to go longer, more accountability. I tried "duo" for couple weeks in the past going together to each door but didn't feel comfortable splitting leads (it's hard to split them fair and it's awkward when both of us follow up on the same person). so i was wondering if maybe going with partner and do every other door so we are doing it together for accountability purpose yet separate that we don't get issues with "sharing"... Is that a stupid thing to worry about? 😂

I combine. I 'm "farming" my neighborhood on my own. And I try to get someone else from my office to come with me to door knock other areas - we just split, take parallel streets or something and meet up after each "section" to cheer up each other to keep going.

It’s not a myth , if your not in business you most likely have a 9-5. The only ones at home are the elderly , unless you can find those specifics who are elder and then go directly to those doors then your wasting time. Still think I’m lying ? Call 50 people from you contact and ask what time they work and then see on average how many work during the morning til evening time I bet it will be atleast 87 percent . Go door knock from 4pm till 8pm if you really want success .

Consider there are no health benefits, retirement benefits, sick days, etc. So yeah, 200k isn't really 200k.

The big name brokerages do have retirement benefits/401k plan/matching. KW also has a profit sharing system. Sick days aren't really a thing because realtors can pretty much take a day off whenever they want, doesn't matter if they're sick or not. One successful agent I know leaves the country once a month, and I've seen his tax returns. He makes more than doctors at the age of 25. Seeing that kid inspired me to give real estate a try.

Most of this guy's sales are buyer side transactions. Maybe his buyers were found through door knocking. However, the principle stands. Go out and fucking do something rather than sitting on your ass. It's a bunch of scut work, but you need to do it.
