As a goan this has been disastrous, many of us saving for years yet keep falling short every year. We've tried for 15 years and failed to buy our own home. Natives themselves struggling. Property prices have exploded and there is a strong growing anti outsider sentiment. Been tough few last years. I understand your perspective though. Who wouldn't want one here

@@pranayk37 yea true, same everywhere but big cities can expand, here your so space limited, don't have much choice, so the inflation is stronger hoping for a property crash someday, so we can move from a flat to a proper house

Now with tourism in Goa collapsing, rental yields with plummet. I can already see early birds putting their properties up for sale knowing the inevitable. I have seen a villa owner slash the sale price by as much as 20% last week after the disastrous new year in Goa

As a native Goan, working and living in Goa, I struggle to buy personal land and build a house. Frustration is building among locals and what solution do we have? As you said Goa has construction rules and cannot have high rises. We have started to experience water issues and pollution will also rise. We need to all remember that Goa is a state, not a CITY. Everyone treat doesn't have a lot of money.

In another 5-10 years, Goa might just become the satellite town of NCR. Hills are being rapidly cut down for real estate, as Prashant pointed out in one of his earlier videos. It’s not far-fetched to imagine NCR folks flying in, only to live next to each other in Goa. I hope this scenario is factored into discussions on asset appreciation in the near future. #JustAnotherDelhi

Goa is experiencing a surge in inward migration, outpacing outward migration, leading to cultural dilution and issues that are prevalent in other parts of the country. These include land mafias, deforestation, garbage accumulation, women's safety concerns, and corruption, impacting tourism and job opportunities. With existing job scarcity, investing in property for rental income may not be viable. Furthermore, Delhi residents relocating to escape poor air quality may inadvertently deteriorate Goa's air quality. Locals have reached a saturation point and their outburst against outsiders is escalating. Keep yourselves aware of multiple protests against mega projects that has stalled many construction projects that are being marketed to you ll. My suggestion to Delhites - stay where you are and fight for your rights.

Comparing Goa to the stock market reveals a particular ideology. They are viewing Goa purely as an investment opportunity, disregarding the deep emotional, cultural, and religious value the place holds for its people and visitors alike. Please dont destroy Goa and make it another NCR.

If it wasn't clear already, I'm increasingly in the camp of luxury developments. Even if Goa real estate is a bubble and even if it collapses, luxury won't.. same is the case in NCR with projects like Dlf Arbour, etc.. When the product is impossible to recreate because it doesn't make commercial sense anymore - that's the one to go for (or aspire to own one)

People from the NCR are become a major problem for locals. Coming and settling is one thing. But trying to make the place like NCR is the problem. You left NCR because you didn’t like it. So why are are trying to make it like NCR

After a certain point the holiday homes will shift to EU/SEA instead. It doesn't make sense to be spending so much in Goa when you can get your own estate in a far better location.

Which tax regime do you opt, since you must be falling in the 30L+ bracket? Also, since you are a PM at Google, do you have a 4 yr vesting of stocks awarded to you or is it just for SWEs, asking you this since I got an offer from FAANG. Your answer would be really helpful. Also, if possible plan a video on tax planning, especially for those with 30L+ income range. Cheers!!
