As of my own thoughts, I don’t know Zazen much, yet Iman i do, have good project locations & seem quite quality driven, but i haven’t seen any completed projects, thus i cannot recommend yet.

Overall i like Sobha more and more, they seem to know their quality and sales team is more responsive than others, also end users seem happy with facilities, just location for me is a little so so, being really close to the main roads, but when everything say in heartland gets built, will be stunning!

Actually, meydan group is not just an area it's a developer. Habtoor real estate is also a developer and not just an area.

Been living in 3 different Ellington buildings in sobha hartland, and all off them is not even 5 years old and are already run down, very bad quality, I was very surprised because I was actually considering to invest with them.. Must say I don't understand where the hype for Ellington comes from..

@ all in all alot of things, finishing is very bad specially in Ellington The terrace, bad painting basicly painting everywhere on the tiles, very cheap materiale used (i have 12 years background in construction I see that things fast), very bad finishing everywhere, I have wonder how they accept it and delivering projects in that shape, with that good of a reputation.. also makes me wonder where the good reputation comes from, only good thing I can say is they have very good amenities, seems like they priorities it good, specially the gyms :)

Sobha, Imtiaz, prescott would be my go to right now, if I had a higher budget defiantly something from meraas, specially The Gardens By Meraas, but we are in the very high end

@ I see, that’s interesting, i can only say that unfortunately the paintings as in walls/tiles is honestly pretty bad quality everywhere, i had such issues in my properties too. Emaar seems to keep up so far the inly one from mine, but there are other issues with them. Well these companies really like to sell the dream at the beginning you know.. but good to know 👍👍

Well it’s a combination of different factors, they are delivering all on time, good payment plans, great appreciation & community buildings, some newer projects may be worse but they also cover a large span of projects, so definitely class tier for that! however, if comparing to other class players, they are higher so GOD TIER for now! if they keep on increasing off plan prices, it’ll fall down in next year’s rankings, but for now, i think it’s fair.

EMAAR used to be good but downgraded a lot over the past years. Apartments are getting smaller and at Creek Harbor very poorly finished. Cheap kitchen with no appliances at all. Bad value for money.

I love the creek harbour area and the coziness it offers but same time agree about the kitchens! on the other side, all others also build smaller, especially Damac with their 40smq 1 bedrooms when in older buildings they have 80-100 sqm.
