[00:00:00] Well, today I've got a super duper special place for you, and I always tell you that I've got a special place. This one really is like Uber special above and beyond special. And often we have places that are meticulous. Well, nothing like this. This house tour takes the cake I think we all remember where we were September 11th, 2001, and we get calls about that sort of thing all the time. People say, well, when the stuff hits the fan, everybody's talking about that. That everybody wants to live nowhere. Right. I'm glad I live nowhere. So you're not in with the city and with all the people. And it's just nice to be somewhere left alone the owner of this place is an author, Rosalie Pack. She wrote a book and this this property was featured in it. In fact, that playhouse was way, way. This is amazing. So just like the rest of you. [00:01:03] Because the world's crazy right now. I'm not paranoid. I'm not a planner. I just am glad to live out in the country out and away from all the hubbub where everybody knows your name. Just delighted to live in a place like that. Well, this is the place. There's a little tiny town, Painesville, Kentucky real estate, about 4000 people. Nothing here. Not much here at all. Of course, you get a hospital, you got all that stuff. You're about two miles in this incredible lake I'll put a little a couple clips in here, show you about the lake. So that's just a couple miles away, if you like, to fish, if you like to boat, you take the kids up there, the grandkids, that sort of thing. This building is inspired by a hundred-year-old train station in Paynesville, and it was built in 2005, as was the date Stone was on there. Just lots and lots of details. For instance, this is some kind of special roof. It looks like slate, but it's rubber and aluminum dust and it's got, you know, like a million-year warranty or something.
[00:06:00] And here's the kitchen. All cherry cabinets. Look at that. It's beautiful. Your pantry right here. So I don't know whether this is granite or marble or whatever, but I'll put it right here if I know, no breakfast area. And it's got little knickknack nooky things here. Look at this, architectural students are absolutely flipping out right now, called being called those Nikki Neki things I have no idea why you call those things, but I do know that that's malling. And there's 15-inch molding on the inside. 12-inch baseboard. Oh, my gosh. And 12 foot ceilings. It feels so nice being in a house with 12 foot ceilings. It just feels. I don't want to get too corny, but it feels like you can soar like you're not oppressed to it with the low ceilings.
[00:09:59] This is a pretty view, isn't it? Walking back into the kitchen. Big Whitehall's. This is at least five feet at least. Coat closet here. So all the walls are two by six to support these and then brick on the outside to support these ginormous ceilings you let's show you this. Now, here's what's cool about this panel. It's got that built in that amazing or what? Can you imagine? That's a lot of work. It's all done for you. It's all here. It's all done.
[00:12:01] Just tells you what kind of people you're dealing with, tells you what kind of house tour you're going to buy. You know, people buy a car, that's who I want and one owner I want a local car or one or whatever. Well, why do you want that? Because it makes you feel bad and makes you feel like, you know, the quality of people who bought their bill and lived in this property because who wants something that's been beat up or are just, you know, sweep it under the rug type people, he said. Sweep it under the rug. Take people. When you come here and you feel these doors, you're gonna know what I'm talking about. Then it's interesting. One of the interesting style, one panel better than two panels here. Love that. Oh, we haven't seen the bathroom witnessing the master bedroom. All right. I'll take you upstairs. OK.
[00:21:05] Here's one of her books were here, mayor of Nut Valley to fund. Now, this also has this playhouse has a little playhouse within the playhouse. So there's a there's a little nacho here, little nook, and that hides the water heater back there. The same wood flooring, same heat and air. It's just too as a button. So if you have a little girl or friends or maybe a grandchild, is this just perfect for them? He can play all day in this. It's close enough to grandmother's house.

I've been pouring through all your videos because you feature the nicest properties in such a pleasant way and I enjoy dreaming about running away to Kentucky. This one is the first one that had me getting a little misty-eyed. The inscription on the ceiling of the "dollhouse" was just beautiful.

Brad you know the windows inside the house, the ones above the doors. They are very European style. I live here in Germany now and we have those and are apt is 125 years old. So just like the crown molding that is an old style so is the windows. Thank you for sharing and showing all these great homes and your funny and cute way of presenting them.

Loved everything about this property, except for the master bedroom. Don't like the idea of having to walk through the bathroom to get to the bedroom. Plus, having the squater in between 2 sinks is not the most sanitary thing, especially if you leave your toothbrush on the sink and you just flushed after eating some chili beans.

It really helps if you list the price or even a range - so we know if its in our budget ;( I think calling the office on every single listing to ask the price - well, I never have that much time :( That's my only beef - otherwise, I love your videos :)

Its so difficult to find on the site unless you know the town or have the title of the video or well, its tricky to find even when you leave the generalized link - Real Estate is my background and I understand why you give the main site address as to show all the properties, but I never have an hour or two to hunt around for the house or land on the video :( it makes it frustrating for a busy schedule. I know what your thinking, "seems easy to me" but then again it is always easy for the one who knows exactly where they put things on the site, not from this side of the fence :) One of my companies builds websites, so I have a feeling your site is suffering lots of bounce backs when a user can't find what they want :( makes for a decrease in sales - but looks like you all are doing well enough. I'm anxious to move to Kentucky and bring all of my on-line businesses, but from 1,000 miles away in Texas, I just wish it could be easier to research - :( Have a blessed day!

this house would cost like 10 million dollars in Argentina... if it existed.. but here we dont even have architects that build BEAUTIFUL AND PERFECT houses like that.. how much does this cost in USA?

Brad Simmons WOW in Argentina the more you get far of a city, it's much more expensive, that's why all the houses in my country are all stick together and are so small :/ I like big houses and with landscape around

Hello; you do a great job with your videos, I am exploring the area for retirement possibilities - I have watched several videos, BUT - your website is not user friendly and I cannot find the properties from the videos there, and, I WILL NOT CONTINUE TO WATCH IF YOU DO NOT DISCLOSE THE PRICE! This approach is very disrespectful to myself and wastes my time.

Hi Crow Quill Tarot, I agree with you - just understand prices change - so do you want the hi price, the lo price, the price it sold for, what price. I have started giving ranges --- if that helps you. If not, I understand. But that is what we consider the fairest of all - a range of price. 100-ish. Mid 200s. Hi 300s. Hope that helps.

Brad Simmons just tell us the listing price of where it starts. We all know how buying a house works. I do agree with the original commenter. I also do enjoy your videos very much and think you do a great job on your presentation. This is an excellent way to sell a home and reach a broad market. I however do not want to call to get pricing information on every home you show. I live out of the area and consider KY a very realistic next step in my life BUT, knowing the costs would be nice to include in the research. Taxes, HOA fees, starting price etc is part of that. Just disclose in the video that prices may change....we understand that. Also, some detailed info would be good as well, room sizes, sq footage, lot size etc. As a salesman my time is valuable too, and I understand not every person I talk to is a buyer so when i take my time to talk to someone, knowing some of the pre-qualifications are done and they are serious is super helpful. If you tell us key information and the phone rings afterwards, then you know the person on the other end is more serious of a buyer.
