In Madurai, real estate prices have surged during lockdown. There is no price correction in sub Urbans. Software guys are working from home in their natives. Their savings have increased. I am seeing almost 30 to 50 % hike in real estate prices in Madurai.

30% reduction in real estate price is a baseless statement, pl give references if you can. I personally checked with some reputed builders in Chennai, no change in price.

அவர்கள் என்ன ரியல் எஸ்டேட் பேசுகிறார்கள் என்று எனக்குத் தெரியவில்லை. வீடு மற்றும் நில விலையில் எந்த விலைக் குறைப்பையும் நான் காணவில்லை. உண்மையில் இது 10-15% அதிகரித்துள்ளது.

As of 28dec2020: Area around Medavakkam and perumbakkam. Price not at all decreased. Both Small builders & large builders sell 800sqft flat for 46Lakhs and above.

இவர்கள் நிபுணர்கள் என்ற போர்வையில் ப்ரோக்கர்கள் வேலையைத்தான் செய்கிறார்கள். Promo வேலையைத்தான் செய்கிறார்கள். சென்னையில் விலை மட்டுமல்ல வாடகைகூட குறையவில்லை. தங்கம் விற்கவேண்டிய நேரத்திலும், இடம் விற்க வேண்டிய நேரத்திலும் இவர்கள் வெளியே வந்து இது போன்ற promo க்களை வெளியிடுவார்கள். இவர் வேண்டுமானால் உதாரணத்திற்கு ஒன்று இரண்டு இடங்கள் சென்னையில் சென்ற வருடம் விற்ற விலை அதே இடம் இந்த வருடம் எவ்வளவு குறைந்துள்ளது என்று சொல்லட்டும். கடந்த மாதத்தில் இந்த கோஷ்டிகள் தங்கம் 70 க்கும் மேல் ஏன் 80 ஆயிரத்திற்கும் கூட விலை ஏறும்ன்னு சொன்னார்கள்.

Yesterday, I told same to a builder to bargain. He told, nothing like that sir, we are receiving customers everyday. Not many moved to native in wfh. Still IT ppl buying flats in Chennai. So this is reality. Builders still making money money.

Sir there is no reduced price, even in town and village it’s still growing, people are having more money and hence there’s no need to sell and hence there is no pressure for sellers..: I think you are not knowing the ground reality

You are advising wrongly,initial instalment of emi carries more interest element,hence it is better to start with low interest,pl advise technically rather general advise.

Another main reason for price hike is Tamil Nadu Govt registration charges. 11%. One of Highest charging state in India. Worst. For ex: Around 4.5lakhs registration + 1.5lakhs GST. We should pay property tax for below amenities our govt provides. No proper road. Garbage not cleaned. No drinking water supply. No under ground EB. Streets full of pot holes. Flooding for a day rain.
