@@StrawHatBaka not much at all. Most real estate investment firms don't use anything too fancy like regression analysis or any more complex statistical functions. Knowing the real estate cash flow statement, Excel, and metrics like IRR, NPV, equity multiple, and cash-on-cash are what I'd focus on.

Hi Justin. Great Video. Really good content & information. Thank you. Question: What other, if any, Economic Indicators pertain to or are relevant to Commercial Real Estate. Economic Indicators GDP/Gross Domestic Product. CPI/Consumer Price Index, PPI/Producer Price Index, Stock Market, Manufacturing Activity, Inventory Levels, Retail Sales, Housing Values, Building Permits, New Business Startups, Income/Wages, Unemployment Rate, U.S. Dollar Index, Interest Rates, Corporate Profits, etc.

Hey Justin, I love your videos! I was under the impression that industrial growth is primarily tied to location and not really population growth. From what I know, most industrial properties are situated in areas that are located advantageously to trade routes and natural resources as those two factors provide the biggest value add for the tenant. However, i know of plenty of R&D industrial properties that are more tied to population growth, which makes sense as the R&D tenants tend to mimic some of the same priorities of a commercial office tenant.

Definitely agreed - I'd say a lot of the same day and one day delivery options are also pushing industrial locations that may have previously been exclusively focused on trade routes closer towards more highly populated areas to get products to customers more quickly. Thanks for the input!

@Break Into CRE: What sources did you use to research a market? I know the U.S. Census and city data is one source. Do you know any sources where people can do a market analysis?

Census will give you the best/most accurate data - that's where I'd recommend getting your data if possible.
