@@eclecticreader961 Sellers don't really have a problem with it, but if people are willing to buy without even seeing the property, that makes it so much easier for the seller. Staging a house for tours and open houses is a lot of work. So it is just a second and third order effect of the market being so insane.

Yes! Husband is a Real Estate Broker. We bought a house in September and we included a love note. Lol We paid over asking price, the owners literally did no improvements The house was put on the market on a Friday and by Sunday they had chosen us as the best offer. The process was rigorous even for my husband who is a seasoned Broker with over 350 agents he sponsors. My heart goes out to anyone in need of a home at this time.

Yeah my wife and I closed on a house this past April. It was daunting to say the least. Previous owner rented the place out to college kids. No major issues. Knock on wood but little or no yard upkeep. Had to take over 20 bags of leaves.

I work in escrow. What sector are you in? This totally reminds me of the market spike in 2014 all over again. Like they say, real estate is a hill and valley industry. No matter what market trend you're in though, every veteran in the industry knows theres always going to be: marriage, death, upsizing, and downsizing. This is so true she is barely exaggerating! I'm in Ontario, Canada and 2 bedroom 1 bath houses are selling for close to half a million. My grandma just sold her 3 bed, 2 bath house no garage, very small, barely a backyard for almost 700,000 and if she had sold it a month ago it would have been even more. She sold because my grandfather just passed and it was hard to be in that house without him. She got her new house for $50,000 over asking and the reason they picked her was the hand written note. We are moving in with her to even have a dream of owning a home in the next 2 years. I really hope prices start dropping significantly soon!

No lie... We were moving from Pennsylvania to Virginia and I was 36 weeks pregnant so we couldn't travel to see houses anymore. The same day the VA house went on the market, we had a virtual showing where our realtor took her phone and walked around the house to show it to us and we put in an offer that evening. Moved in when the baby was just over a month old and the first time we set foot on the property was at the final walkthrough the day before closing. 😳 Thankful for our awesome realtor who attended the inspection and repairs in our stead since we couldn't be there.

We had to sell because of a disability, back in august we made the decision. NOT because of pandemic or rates. It sold so fast we were dumbfounded. We built a home to accommodate the disability, so we had to live with a friend for 6 months. But man! I couldn’t imagine dealing with this market for buying. From the buyers side, this was so similar to our experience buying in a hot market last year, even in a pandemic. We saw the house the first day on market. Offers had to be in by 5pm. It took $10k over asking to get the house even though we really wanted to offer $8k less than list. And the sellers had us over a barrel on every topic till the house sold, due to the demand for the house. I asked if we should do a letter when placing our offer, but the realtor said no as it was really about money in that market. After dealing with the seller I agree. A letter would have just shown our hand further and I'm glad we didn't do it. For the sellers it was all about getting or keeping the most money every step of the way.

Kim! Loved, loved this video. We've been our home for over 20 years. The last time we considered selling and moving the market was crazy as well. We could have made a profit but would have had to live in a shoebox. When we saw the market craziness this time we jumped in to sell as we decided to rent since we are planning to retire and leave Arizona in about 2-3 years. Sold the house for a cash offer in 24 hours -- and got more more money than we anticipated. Found a house to rent within a week. Husband was confident about our application, I was more pessimistic. Signed paperwork this week and found out there were 7 other applicants but we were the best. Yea! And no pony or boat required.

I am a realtor in PA. There has been a lot of controversy among our peers about submitting love letters with offers. Love letters are being discouraged because it can violate fair housing. Realtors can find themselves in hot water over it. Loved the video. Very funny!

I live Washington State and I was surprised to find out that houses on the East coast don’t come with major appliances ( washer/dryer, oven, refrigerator, freezer, dish washer, anything built-in like convection oven or microwave) or curtain rods. Here, those things come with the house.

Same here. We bought ours in 2014 for $35K under market value because the person flipping it over-extended themselves and needed the cash to pay her note. Plus, FHA said the the house couldn't sell without a new roof. So, that was another $20K the seller had to pay and we got a 30 year roof.

Last summer we did the buy/sell thing. There was a home we wanted to look at, literally the day it was posted on the MLS, our realtor got us a showing. But throughout the day, the time kept changing and getting shorter and then there were gonna be other buyers there too. By the time we got there, it was essentially an open house and the volume of cars was causing a literal traffic jam on the street. They practically needed valet to manage the vehicles! The property was under priced, thus all the interest. It wasn't for us but I kept an eye on it out of curiosity. The list price was soon raised 2 times and it sold for like 100k over what it was first listed at.

Lol we did end up renegotiating for less than list though after the appraisal came through for almost 10k less than what the seller listed for. We are sharing this video with our realtor. My friend shared a picture of the line outside for an open house and couldn't fit all of the people in it. Where I am, 250,000 would get you a 2br 1bath on a small lot in a sketchy neighbourhood with no parking and nothing has been updated since the 70s. Moving during pandemic was one of the most bonkers decisions that my husband and I have made. It feels like we're just throwing money everywhere because everything is triple normal price w/o any other options and then takes triple the amount of time to arrive. 🥴 Projects? Forget about it. Lumber is hard to come by and way too expensive.

This could be in Germany. The real estate prices jave gone through the roof, the sellers act like monarchs, and the agents barely work anymore for the horrendous fees they charge. I stopped looking for a house and decided to look for some property to build a house on. In the end a new built house won't cost more than one of the overpriced ruins left on the market after all work that needs to be done.

Here it is different. You will never get a new property. All the Neubaugebiete look like exclusive residential areas. Just the very wealthy (or very lucky) are able to afford one. In my hometown they sold a property, with an demolition worthy house, for 300.000 €. Plus the demolition, plus the new building. And it is just a small town. We bought a house. We were very lucky, it was in the beginning of the pandemic and the people hesitated to do big decisions at this time. The owners liked us and sold us the houses. But it is still an enormous amount of money.

Two story 4 bdrm, 2750 sq ft living space (3288sq ft total), 2 and 1/2 bath with formal living and dining room , a large family room, also a huge bonus game room, deluxe kitchen with island, upgraded master and hall bathroom deluxe options. Large 2 car garage. My asking price will probably range between $370,000- 385,000.

The problem is that if someone is renting, they are often better off buying now than waiting. I did the math and in the three years I lived in the house I rented before I bought my house, I paid my landlord over $90K, which is close to 4 times more than the down payment on my house. Houses are expensive, but at least you aren't just throwing your money at someone else with nothing to show for it.

YES! I can't agree more. And they price the people who already live where they're buying out of the market. I know so many people who literally can't afford to move because people from the Bay Area have driven the prices in our county up so much. It's either hang tight or move out of state.

The least expensive thing you can do the makes the largest impact is paint. Forget about building anything... the cost of lumber goes up on a daily basis

LOL. I shared this with my realtor and she loved it. It's so true! We've been house hunting (Chicago suburbs) and the houses are going so fast. Last week we bid 30K over on a modest little house the first day it came on market, without even seeing it in person. (My realtor saw it in person). Instead of a letter or haiku, I made a slide show. They accepted our bid, plus a gift of $2000 for their pocket, and of course we are paying all closing costs. "No thinking, just buying"

This is so true especially here on Long Island. Lady 2 houses away is selling and it's not even an open house on the weekend, it's been every single day for weeks now. People show up and en masse trying to get out of NYC. I'd like to get out of the USA as I have family in Canada but the border is closed so I'm prolly looking at a spacious pine box myself before I get gone.

Well done video! And SO true! One of my neighbors just sold. Had one showing and got 7 offers. She accepted an offer $10,000 over asking (and that wasn't the highest offer): 1. because the person was pre-approved for a lot more and 2. because they wrote a really nice letter. It's crazy out there!

We couldn't pass up the 5 bedrooms, 3 full baths, hardwood floors throughout, new roof, new HVAC, and stainless steel appliances! We were so lucky to get our house last year. We found one where there were miraculously no offers yet, they wanted to close fast bc they were about to go into foreclosure, and the agent was also the owner and was new enough that she didn’t exactly know she could wait for another better offer. Our next-door apartment neighbors started looking a week after us and are still getting out-bid by other buyers. A year of searching. And in that time prices have skyrocketed (and had already skyrocketed before then). I would have gone crazy in that apartment by the end of 2020.

SO true. We bought a house in January. It was listed Saturday, we viewed it Sunday (w/in 24 hours), and said we'd take it for the asking price. Meanwhile, they had also gotten an offer for OVER the price in the same time period. The only reason we got it was that we weren't asking for a plethora of inspections, so we could complete the buy faster. We love our house!

A house came on the market last Friday. A friend who lived closer viewed it for us Friday evening. We viewed it in person Saturday morning, and put in an offer for significantly over asking Saturday afternoon. All offers stopped at 4 PM Sunday. We got the house. So we went from “huh, we want to move someday” to “wow, we bought a house!” in a weekend.
