I sold two houses last year and I would warn sellers that if a buyer is nitpicking at things from the beginning, they're looking for a way to back out and they have cold feet anyway. I jumped through hoops for one potential guyer, new roof okay, new this new that, then she walked away a. I got a better offer two weeks later without concessions.

It sounds like you came out ahead. Thankfully. It’s a balance. It’s pretty normal to want a lot of information on a house when buying it. At the same time, you need to be fair to the house. I have different expectations for a brand new house than even a 10 year old house. Both have their advantages and disadvantages.

@@getyourfloridalife Thank you for your reply; people want my location, but they want a brand new house at that location. I'm looking at selling my primary residence either this year or next and I absolutely will not be entertaining any concessions that aren't essential/safety issues. For reference, there aren't any new houses within seven or ten miles of my place. There are parcels of land if someone wants to contemplate starting from scratch on their own / No HOA's around here. As I did with my mom's house I got a company to guarantee the existing roof for one year. "home warranties" seem to be a good kind of guarantee for the buyer but they don't cover boilers and other essentials. What is your take on these "home warranty" policies? Thank you
