A lot of people like queen Ann Victorian style homes land or little land because they are built so strong from the foundation to the roof and they usually have real wood floors and and built in hutches and building bookshelves and real wood floors and everything else really nice wood and also they have real wood 🪵 burning fireplace although home and also lots of real chandeliers throughout their house and usually people upgrade the bathrooms with jacuzzi tubs and toilet and showers with tile and matching backsplash 😊

Those horses live outside and are looked at daily, but fly masks HAVE to be checked everyday. Ever seen a horse with an eye irritation from a fly mask that wasn't checked very often? Its called having a blind horse.

Brad is hilarious. He's also a fantastic salesman for Kentucky. I would do an antique/junk store, open on weekends. I'd recruit some food vendors to come over and set up tables for a flea market, open only on weekends. The rest of the time I'd enjoy the property and the country lifestyle.

Location Location Location.... The house has good bones but needs work, the outbuildings are in similar condition, but worse. The biggest "value" would be restoring that commercial building... except there isn't that much traffic. Its 15 minutes to Bardstown.. but it isn't a straight shot, its a dogleg. (its actually pretty close, except by road) If anything its location makes it TOO valuable, versus what it is worth as a working ranch/farm. It is only going to draw in people that want to "do" something with that commercial building. Needs a bit TOO much work, which is the reason it is so "cheap."

@@brettfranklin2634 We buy land all the time and flip houses. I like the land. But that busy road is a no sale to a lot of people I sale to. That house and all structures up front would need to be demolished. And the house built farther up the land. That is easily a 200k job. We use our own workers. As we have a contractor's lic. I'm sure some old tanks would have to be dug up on when that old store from is tore down. Add in redemption fees to that removal. For a true investor to buy this land. It will be a high drop in price. This could easily be a Million plus to complete this project. New builds and running power to the new homes site. The flies and dry creek and that bridge is also a big expense. Also running the new water lines and plumbing systems up to the new buildongs.
