Thank you for reaching out and connecting. I would encourage you to reach out to most of the mobile home communities in and around your area. You are looking for park owned mobile homes that the mobile home park may be willing to sell. Or perhaps look for any tenant owned homes that are for sale as well. In another comment you mention about having around $10,000, this is definitely a good deal of money that can go a long ways. However do not rush to spend it. Take your time and make sure to find the right property that you like, in a good location and is a very good deal. Hope this helps and points you in the right direction. Keep in touch moving forward. I have stayed in an airstream air B&B, however it was not located inside of a park. Do you have a park location that is a particularly popular area or good view? I suppose if there is a good demand that is absolutely could be possible if the park management is all right with it. Hi John, do you buy any homes that have aluminum wiring or do you just buy copper? I know I would stay away from them, but am curious on your thoughts. Also what do you think about homes with polybutylene plumbing. Have you found that to be a problem?

Hey, fantastic video and thank you for all of the information. I am excited about this but then I am hearing about the SAFE Act and Dodd Frank which some say makes these sorts of deals illegal or reguires one be licensed as a loan originator. Can you speak to this?

However things are definitely not like they were back in the early 2000. I just got offered 3 mobile homes inside a park hes actually offering to give us three of them if we buy and fix one up .what do you think about that ?

I certainly do not know what these homes look like, where they are located, or what the purchase price of the one home may be however some parks offer free homes that should be torn down or condemned. Just because something is free does not obviously make it a good deal. Sometimes you want to ask for a better price/terms than simply zero priced homes. With that said the homes could be beautiful and picking two of them up for zero dollars may be a steal. You asked a question about my thoughts, the answer is definitely "it depends". Hi Gavin. Thank you for reaching out and connecting. Great job locating a mobile home park for sale. Ideally it is a fantastic opportunity. If it is a great opportunity, it may not be for sale any longer as you originally wrote this comment about 10 days ago. My apologies for the delay. The money to purchase the mobile home park will have to come from somewhere. Either you will get a partner on the home, borrow 100% of the money, arrange owner financing, or something else. Depending on the situation owner financing or partnering with someone much more experience may be the way to go. Someone else can do all of the work and pay for the park, you can receive a small percentage of the park yourself while you learn and do some of the work. Hope this helps and makes sense. Budget is very small… only $4-5…. can i actully get something for that money? ive tried ringing around and looking on the web but ome up short, craiglist has. few but im not really sure if its possible… am i doing something wrong?

Hi Eric. Thanks for watching and commenting. If you want to buy rent you will have to find a mobile home park that is willing to have you rent out the properties. Most would rather have you simply resell for cash or payments, however they typically do not like renters in their communities. Then again some mobile home parks only rent out the homes, in these situations there is nothing for us to purchase. If you purchase a mobile home on your own private property and you will be able to rent this out situations. However you will be into the home likely a good deal of money before you start renting it out. Feel free to keep in touch moving forward. Park owns the home,didnt fix it and wants you to buy it,fix it, while they get lot rent? Evidently they didnt care enuf to fix them until this point? The point is where they cant rent them anymore? Those are ancient trailers and should be scrapped?

Hi Kenn Kid. Thanks for reaching out and connecting. You would definitely be surprised. Over 70% of mobile homes are attached to private land that the homeowner owns. In many areas around the country you can move on an older mobile home, even pre-HUD mobile home without many issues. If this can be connected to electric and water than the home can definitely be used for something. These older mobile homes are definitely getting new life again. Granted some of them definitely need to be destroyed, however some of them can absolutely be salvaged. Thanks again for commenting. Any follow-up feedback never hesitate to reach out anytime.

@@MobileHomeFormula Not so in the Northeast. The lot is usually rented in a park.. Private lots are the same as a home lot.
