So I remember I just got married and got my first home few months before the crash happened in 2008, with huge mortgage loans, of course, and a couple tens of thousands of dollars in the stock market, which got wiped out while I lost my home. It really ruined my finances. I have since recovered, and have been able to build up to $380k again in portfolio, but I can see the trend again, and I'm really worried about how to protect my finance this time around.

It was the worst of times, really. I had a similar experience, but I since learnt that naïveté played a huge role. I know a lot of people whom I had better knowledge of the market, but they survived the crash because they worked with a professional. I have since switched to doing the same, and I have no worries anymore.

Very true. The advantage of a professional financial advisor extends beyond market crashes. I learnt this lesson in 2020 following the COVID market crash, when I started working with my advisor, and I've been returning almost $200k per quarter from the same market people fear it's crashing.

I purchased my house on 1 acre and the 4 acre lot next to it in the outskirts of the Seattle area in 1998 for just a little over $300k. It’s worth close to $2M now. I focused and was frugal, worked extra hours, refinanced a couple times and paid off the house in 2013. I also dollar cost averaged into the market at the same time. I only had 1 income, but married a person who has similar habits with regards to money. Not rich, but doing ok so far.

I bought a junk house for 80,000 cash on a dead end just to take it down, it needed to go. It will be 2 years to do that but the land, almost an acre, was always worth more especially if the $25,000 is available for new construction. I have HOA’s on one side and 60+ year old houses on the other, well established hood with major anchor stores within 5 miles, a hospital and school within walking distance and a woods in the back and 2 car garage. I’m not worrying but my neighbors should as many work for John Deere.

I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

You want to know how to own everything. First you need to get prices inflated where people are kinda stretched then you slow down the money supply causing panic and layoffs then you buy on the cheap. You repeat that every couple of years and eventually people own nothing. Next you demand unaffordable home upgrades maybe carbon neutral demands followed by the newest storm upgrades and that takes out 80 to 90 percent of people

The economy is insane. Ive got a 300k home i purchased on a VA loan back in 2019. 2.99% interest, was looking at downsizing and getting into a smaller home, but guess what, i cant. Smaller homes are just as expensive, or if they are less, the i terest rate and insurance make the payment on the smaller home the same or more than my current payment. So I'm stuck lol

100% incorrect thinking. Just because you think houses will lose value in dollar terms, people will always need a place to live. Prices may stop going up 20% a year, but they sure aren't going to crash on a widespread basis. Some areas will be hit really hard by the recession, but most won't. Even if you are right, you have nothing to gain personally from this impending crash.

The acquistions costs on many of these projects did not support the fundamentals on a pro forma basis. I know of new projects particularly on the commercial side completely finished that are sitting empty. I was in real estate. Sold all of it. I can wait. Will pick and choose through the carnage if I find some nice bargains. The only thing I can see there not being at least a 40% correction in actual, not nominal terms is unless the fed govt. has some magic bullet to save the real estate market.

The price of everything inflating is a reflection of further decline of the dollar. Markets have bubbled against the people that can afford them. Financial markets are trading at record highs, detached from the actual economy of the reserve currency of the world. That economy and currency will be forced to compete against their actual GDP/debt.

Many of us knew long back- but the ABILITY TO SHOW AND DOCUMENT THAT has been removed or put so far behind locked access that it is near impossible to demonstrate the facts to others with sourcing. And she deals in a public facing information role- so without absolute proof from one or more official sources before speaking bluntly she runs a very serious risk of being not just deleted from online but being sued by govt entities and/or big corps. So she cannot really say what she 90%+ knows is factually true.

AI search just revealed that Q2 of 2024 FHA is 10.6% delinquent compared to conventional loans delinquency rate of 2.64%. Metro Atlanta tends to be the number once city in the US that has the highest percentage of homes financed using FHA loans. Atlanta will be in trouble in the next three years AGAIN.

After a person has been in foreclosure a certain amount of time, it is removed from the books. Also, these properties are then transferred to corporations straw companies and don't report. All this is notated fact discovered during the foreclosure crises that started in 2007.

ie. In AZ we had people from CA, NY etc sell their houses and move here. Problem is probably half bought at peak and plenty spent their honey pots like crazy. Or renting in overpriced Scottsdale. Now the money is running out. Plenty remote workers laid off. Add AZ median income is $50k per household. Pay sucks here. Most are paycheck to paycheck. It's coming.

People don't want to hear the truth. Let those who plug their ears suffer the consequences. Maybe people have to experience the downfall to learn. IMO Realtors need to be removed from buying and selling houses. They are a huge part of the problem.

We are definitely headed for a real estate bust. It makes no difference if they lower rates now. Far too many people over bought for their income, overpaid for homes and overextended their credit!!!
