Most of the people moved to west part of the city especially professionals . So there is rapid growth , cannot expect similar growth in other areas . Quality of jobs matter . By the time it south develops there will much development already would have happened in west .

In west Patancheru and isnapur are highly polluted because of number of pharma companies. South especially srisailam and Sagar highway have lot of scope to develop. Also they are pollution free

The development activities will take 10-15 Yrs as per the current video areas highlighted. Immediate contiguous areas 2 Kokapet. Golden triangle and Appa junction 2 Shamshabad are the areas which will develop in next 5 yrs. but golden triangle is overhyped might get corrected by 30%. Appakunction and Shamshabad are interconnecting areas between Hyderabad city and Cyberabad. So these areas will develop faster in next 5 yrs than Mokila.

Kothur- Shadnagar stretch is more prominent than kandukir srisailam highway. Srisailam highway is full of reserve forest and there will be no expansion of roads in near future.

Exit 4 is better than 3. Exit 3 is full of chemical factories and highly polluted area in terms of water and air. Of course Exit 4 also similar to 3 but something better than 3 in terms of pollution.

Yes West is still best but is it still worth going too far in west or wise to buy somewhere in south which is closer to RR and Airport? You can travel from Tukkuguda/Raviryal via RR to Gachibowli on 30 mins which is equalent to travelling from Mokila.. price is affordable and is close to Airport and upcommimg major developments. Mokila was started around 2010 where back in that time there were same comments as there is nothing there n too far 😁.. but now its a high demand place.

Just to sale your land or plots in South area real estate agents like you are creating this kind of false hype . All low class projects will come in South. Wherever the IT companies stays there only ALWAYS high demand will be there that area in Hyderabad is West, for low budget Shankarpalli to Chimaldhari is best than South. I am ready for any kind of health debate on this topic. ALL, Please don’t fall in TRAP with this kind of people.

We belive in offering best advices/projects in the market for a logical investor, who is genuinely looking to invest. While West is best , why can't be a region with great charachter like south be a good affordable investment option is what we analysed here with data for an investor looking for good micro markets. P.S : For micro market-4 , we indeed suggested to wait and watch as of now (hype ?).

Just tell me how far Chimaldari, Shankarpally is to the IT area. From Tukkuguda exit, you can reach Financial Dist in 28 min. Have you ever heard of Rolling Meadows, The Valley and Signature Estates. There is nothing comparable to those in west Hyderabad. HNI's , politicians, cinema, NRI's , Doctors, business men choose proximity to airport, as they travel frequently. Those people will choose Tukkuguda. Middle class IT employees will definitely stay near west Hyderabad. West Hyderabad will become the next Kukatpally, Nizampet etc. South Hyderabad will become the next Jubilee Hills , Banjara Hills etc. especially the Tukkuguda exit area.
