The reality of Hyderabad revolves around a 10 km radius around Hi-Tech City and Gachibowli, with the rest of the city depending on microeconomic factors. However, it lacks momentum. The challenge is that appreciation has been highest in Hi-Tech City and Gachibowli areas, but discussing percentages is not meaningful as it is relative. Currently, the market is saturated, and this saturation will impact other areas of Hyderabad that lack momentum, where the downturn will be significant. Among the three categories of buyers: Abroad Settled Buyers: These buyers, looking for overnight appreciation, will shift focus to faster-growing cities as property acquisition costs are high and returns are not impressive. North Indian Immigrants: This category will grow as the city's demographics have significantly changed over the last 10 years. Investors from Andhra Pradesh: They will prefer to invest in Andhra Pradesh due to the change in government and the prospect of increased investments. Moreover, it will take approximately five years to clear the existing excess inventory, putting high pressure on prices. Thus, genuine investors need to be extremely cautious of builder-created hype, as it will crumble like a house of cards.

Ok sir you are saying cost of construction is so high. But where is the affordability? Hyderabad is not like mumbai where we have huge land bank. Why all these vertical buildings? Middle class need affordable units.

Sir you've shown few venture layouts stating they've started in 2007, one among them is the bbg true grande's layout, they are trying to sell us that now, is it really from the ventures of 2007? Could you please give us confirmation that wheather we can take a land over there if it's not properly maintained? And also they stated that they would maintain the place, can we expect that in the future?

Why do we need a global expert to predict Hyderabad real estate prices when facts are staring at us: supply exceeds demand, market has reached saturation levels, infrastructure bottlenecks, lack of basic amenities. How can real estate thrive in such over hyped and overpriced market.

Negatives of having Aadhar linked to properties and more use of white money in real estate that will affect country more in times of recession compared to now cuz of more cash less transactions. Govt & banks will have more control of our money & will impose hefty taxes as western countries. This affects common people lot, thing is you can borrow more amount from banks & become a slave to banks paying back all your life. As I see it in western countries.
