LOL. Been here for 7 years now and it still gets me when people say that a 45 minute drive is, "SO FAR," and "it takes forever to get to this and get to that and so on." Maybe it's muscle memory and my brain muscles remembering how bad it was everywhere else in the world. The drives and commutes here in Las Vegas, especially to and from Henderson (let's say Green Valley), are absolutely a breeze. Most of the time, it's the traffic which I've seen a growth in but to be stuck for 10 minutes (which can be an exaggeration), in traffic is seriously nothing. Is the traffic situation getting bad? Definitely, but with more homes being built than jobs and more communities being built faster than companies it's absolutely given. Now, less house for more money is where you hit it on point. However, if you can afford it then awesome. To me, it's the price you pay for being in the #3 safest city in the entire United States. I am willing to give more money for the assurance that my Family will be safe. Oh and yes, good luck in finding a home in an already established city. Everywhere else within the area is no longer "Green Valley." A lot of people don't want to move out as well. Let's not forget to mention as well that Green Valley is called, "Green," for a reason. I've been pretty much to a lot of places and communities around Las Vegas and Henderson and [correct me if I'm wrong], I don't think I've seen such a green and lush community as Green Valley. I'd like to add that outdoor activities are absolutely beautiful at Lake Las Vegas and more-than-ever, in Boulder City. Hiking isn't bad at all there, especially around Lake Mead. All-in-all, if you are into a simple lifestyle in a simple and SAFE community/ city/ town and don't mind taking a drive to do some "expensive," shopping and indulge in "exquisite," dining outside of city limits but love being able to come home to a beautiful, family-friendly, green and lush atmosphere and environment, then I'd recommend Green Valley in all of Henderson. If you are into the "singles," lifestyle and shopping and dining and even night clubs is your jam, I wouldn't recommend Green Valley. However, again, good luck in finding the exact home that you want since most people don't want to move out.

I've lived in GV for 32 years, back when it wasn't cool to live in Henderson. There was a big push to make GV a separate city from Henderson back in the 80's/early 90's. I love it here. Like any part of the valley that's under construction, traffic exists, however, I find navigating GV is pretty easy. We might not have a Lululemon, but we have all the other places at the Galleria. I live in N Green Valley and can get to the airport parking lot in about 8 minutes.

The negatives you point out in green valley is exactly the same in summerlin.. there is TWO HOA fees in summerlin, there’s red rock casino in summerlin, and if you hate the traffic in green valley summerlin is just as worst. Also if median prices are higher in green valley, summerlin is even high than that. Sure summerlin has downtown summerlin but right next to green valley is the galleria mall with all the same shops But I do agree on the whole there isn’t much good dining and entertainment in the henderson area as a whole not just in green valley

How difficult would it be to drive from green valley to Mccaran Airport ?

Hi! Thanks for your question. For the most part your looking at about a 20 min drive or so and it’s rather easy from most parts of the green valley area. The worst would be if you had to travel on Eastern which can still get backed up but even with that, you shouldn’t spend more than 30 minutes getting to the airport in the worst traffic.

Thanks for your comment, but I believe you should watch the rest of my videos. I was born and raised in Las Vegas and I know many things about the area but all things can’t be put into one video. If you check out my library, you’ll see that I’m very well-versed on Green Valley, Summerlin and the entire Las Vegas area including Henderson, which is a city of its own, and Green Valley is a master plan community inside of. Should you decide to watch my entire library of videos, you would see that I discussed many times that Summerlin is not a city of its own, and that it is a master planned community in Las Vegas. Thanks so much for your input. Furthermore, this video just discusses why I chose to leave Green Valley and doesn’t suggest anyone should do the same.

Shopping is just down on Stephanie from Green Valley. All they have to do is drive down Stephanie and the Galleria Mall is the there. (Macy's , Dillards etc..) Restaurants such as Famous Daves, Outback and Texas Road House are all off of St Rose..However, I do hear a lot of rumors/ complaints that Summerlin people are snobs..Not saying you because I'd love to meet you one day (I subbed to your channel and love your vids😘) but that is what I'm hearing from people about Summerlin...

Hi! I’m so happy to hear you enjoy my channel! Yes, I agree there are a lot of options down the street but in my opinion they need to be a little more competitive with Summerlin’s offerings. With the Raider’s practice facility and the Dollar Loan Center having the Silver Knights more and more people moving here are wanting the same offerings that Summerlin has, or at least comparable. I’d love to meet you someday too!

I was thinking a 2nd home in green valley. What is "short term" 6 months? I would live 6 months in Canada and 6 months in Vegas. I would rent out my place in vegas for 6 months every year. Is this okay? I won't use airbnb. Just rent it out myself.

Hi @Lee-fr7hx This is very specific to each neighborhoods HOA. Some have clauses with minimums of 1 month whereas others have 6 month minimums. It's very important that your agent is educated in your specific needs. Would you like me to help you find this home you're looking for?

I live in North East Las Vegas, and Summerlin is not known as Snuberlin. We call it Scummerlin. Dirtbags from my poor side of town take Lake Meade West to rob up the rich, then speed back to the Eastside in their Chargers with their loot. I have been here 21 years and still want to move to Henderson. Thanks for all of your info! I keep it real also!
