It can take 10 years in paperwork top get a luxury complex going and a few years of construction. By then the market can completely shift and the investors and builders are left holding the bag with near unsellable units.

For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.

Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

@bonnielizarraga7941 Yup if you have the ability to travel it's doable, I got the cheapest thousand trails membership, Its $42 per month. It's kinda like a gym membership but for camping. They have 200 camp grounds all around the country and you can stay up to 14 days at a time with the cheapest membership. They also have more expensive options that allow 21 days. And some monthly or seasonal rates.

No one's rents going to go down until you renew your release I have a family member just went from a one bedroom to a two bedroom for the same price. You're going to save money when you renew your lease if not move.

What's sad is you have people in their 50's making mortgage payments that are less than renting a 2 bed apartment. People making six figures, living in a nice single family home with a smaller monthly nut than than some poor 25 year making 20 bucks an hour.

We live in Tampa and our rent for a 2 bed 2 bad is over $2100 a month. The rent has not dropped. We are seriously considering moving back to our parents house in our hometown in Maryland. Florida sucks!!!

2012 I rented a large 2 bedroom apartment for $650 a month in a nice complex. Literally the same apartment in the same exact complex is $2600 a month. Rent literally tripled in 12 years

Part of the reason that there are a lot of vacancies happening in apartment buildings is because a lot of people are trying to move out of such buildings and rent rooms in other peoples houses instead.

What area? Lucerne valley? Wells in Calif are $70k. I just left the high desert for northern NC, bot 26 ac with a stream. Gorg. Wells in NC are $7k. Check the restrictions where you bot bc there are tricky ones. Am going to raise my own meat etc

The prices they are charging to rent ANYTHING.....are insane. Nobody in their right mind would pay those rates. Young adults are staying at home and saving money until prices come down to a reasonable level. Very smart of them.

@@realestatebykemi They are in Colorado Springs (CO)...but since it's generally expensive to live in CO anyway, some people may still not be able to afford renting there. However, I'm talking about the MANY Class A "luxury" apt complexes CO has, and in the nicer/scenic and more upscale (and fairly newer) parts of town. And more complexes are currently being built -- which helps lower rents there. Where I am now in TX, rents are outrageously low. In fact, when I signed my 2nd 12-month lease here (last October), the rent stayed the same. No increase. Not so in CO, but I would prefer to be living there than here, and hope to move back there come late 2025...and hopefully by then the mortgage interest rate & house prices come down big-time. Or I'll just stay a renter. ;-) -- BR

I’ve seen some high rents in my area. And they’re not going down. People waiting want to hear that the rents are going down to make waiting feel like it was a good decision. Rents in my area was $800 per month and townhome mortgages were $1400. 5 years later, rents are $1400 and mortgages are $3000 for a townhome. Rent is not going down and landlords are making a killing especially if they bought in 2019 and began renting after 2022.

I just received an email today from my apartment manager that they are now accepting bi-monthly payments, which makes me think that some people are not making their rent payments on time or not at all. I live in the Boise Idaho area. I find it very interesting. My rent has not been raised in 3 years, which is crazy when you think about it.

I'm in the mid-west. Renting from a small family. The rent has not gone up (or down) in the 10th year I've been in this small two room house with a yard. And although it's kinda' expensive for me, it is a fair rent price. However, the father who put all this together has passed away several years ago now. The mother lives close by but is aging. I don't think the two genX children are interested in keeping the property (there's a duplex on the property too they rent). So, I have to be prepared that eventually I'll have to leave.

The current government is sending trillions of our taxpayer's dollars to other countries, including terrorist countries (due to our younger generation's pro-terrorist protests), and to help our allies fight wars that were allowed to happen under Biden's watch. Thanks to him, we have rejoined the one-world government orgs for which the U.S. taxpayers are paying far more than any other country. Easy to know the difference so not a big deal. Saw many flipped homes like that when shopping for my second home in 2008 after housing crash in four states. Had to pay close attention to the cheap laminate hard wood floors as well. The true renovators will have receipts and warranties for floors,countertops,fixtures,etc..

I have seen rental prices drop in my area. last year I moved to AZ. I just renegotioated my rent down to 750 a month for a 1 bed 600 square foot stand alone condo in Lake Havasue City. I am on the south side of town. Which is a desirable area. Now there are some low end apartments listed in the 800 range but they have been vacant for 60 days or more. The investor that owns my unit has 7 more units in my complex. So its not a like dealing with a large company. When we negotiated the rent he is well aware of the challange of finding good renters. So if you have a good job and credit now its a great time to move or renegatioat your rent or lease.

I live in Australia. Massive immigration has caused massive spike in rents and now most are unaffordable for the average salary. I earn 150k a year and don't qualify for a 4 bed house anymore. Only a 2 to 3 bed condo. House prices are 2 million for shit box in city. 1 million for a home 40 mins out of city. A condo in city 2 million for decent one. No one can afford them but foreign investors buy them all up with dirty money as our laws are non existent . Australia is broken and now we have tent cities everywhere. All because of the UN and mass immigration policy enforced on the west

You are missing the fact that a landlord would rather have a vaccancy for a few months than offer lower rent to fill that unit. Reason is when you offer low rent you attract people who are less likely to take care of the unit and increase your chances of halving to evict that tenant later.

And the biggest headache for an apartment manager is a bad tenant(s) who will drive out your good tenants. Tip to the wise avoid apartments that have units that are price adjusted for certain people but you have to pay full price.

We lived in a duplex in Austin until 2022,. The one who had bought the place a few years earlier (we were long time residents) wanted to spike the rent up by $500 per month. She was telling me about the taxes and insurance. We moved a few counties away. Out of curiosity I looked up some info on the place. Since we left, she has had two evictions from that same duplex. Sucks to have that happen two times in two years. They move in and practically make an attempt at squatting perhaps? Not sure what is going on but they are getting in there and then not paying. Weird.

I suspect the squatting is going to explode, especially in certain blue states. We have several million new people, and the government wants them to get housing for free. Of course, we the people will have to pay for their "free" housing. I may immigrate to NY and become a squatter, myself!

@@networth00 I keep trying to summarize it but it is an involved story. Nothing criminal or anything, just issues that started from the GFC in 2008 up to Austin becoming Little Silicon Valley now. Between retirement, illness, and disabilities in the household that came up in our lives, it would not have been possible, Even the pad rents for manufactured homes are way too high now in Austin. We saw stories of families in houses that were bought and paid for decades ago losing homes due to property tax spikes and things like that. I've heard the phrase "money wasn't tight but it wasn't right" and that was us at the time... able to pay bills easily but unable to save a enough for a home purchase especially in the Austin area. There is a lot more but that is the summary even for a "shorter" post.

The Cape Coral FL area is being saturated with mega sized apartment complexes all over the city .....prices still are on the high side ......that's on top of all the homes going up .

Complete opposite to what is happening in Australia (my country) here rental vacancy is at such low rates that people are queuing around blocks at inspections and 100s of applications on just a single unit. Great content as always Michael love your work!

Miami Hialeah is going nuts too many new apartments going up. Too expensive 4000 for a 2/2 in Doral 3/2 one car garage townhouse in Hialeah for 4200. A loft in Hialeah 2100 all new buildings

@@truthseeker1959 It depends on what you are looking for, what employment and educational needs you have, what money you do or do not have to spend, what kind of house you want, etc. What is "nice" to one would be a horror show to others. I will just say, though, that much of inland Florida offers some peaceful areas with lakes, rivers, amazing wildlife, wonderful growing soil and a "years-gone-by" Old Florida flavor. Beach areas tend to be more crowded over the past years, and everyone from everywhere has come to enjoy the beaches, restaurants, colleges and employment opportunities. There is a lot of "small town America" tucked away all over Florida, and that is a wonderful feature.

Well rent up here in the northeast is still sky high, even the houses are still climbing in prices. For instance, a neighboring house is on sale for $480k; a 3 bedroom 1 bathrooms no central AC, natural gas, single family and it was built in 1920 with only an updated kitchen oh and the 2,130 sqft on a .43 acre 🤦🏻‍♀️ .

Prices haven't come down enough. Inventory is up but the landlords are still greedy. Hold the line and force it down. Same with Houses. Needs to fall to at least 2019 levels
