1. Once building completion Certificate is issued by Architect of project and verification of project by planning authority, Application to planning authority is made by Developer. 2. Planning authority issues OC after verification of project in all respect , That is, ready to occupy. 2. Obtain OC from builder /planning authority.

sir, my bldg (mumbai ) is on common plot of 15 societies (Total 25 Bldg) my society (3 bldg) is going for redevelopment and we have separate conveyance can we go for individual redevelopment ? other societies are taking objection and insisting us for common Re development but we want to go for individual Re development all societies have separate conveyance but common property card( with separate name & area) . Pls rely . if not what is solution ?

7.25 pm need to please explain redevelopment for pagdi system building where besides tennents even 90% landlords agree for redevelopment only 10% ie 1 owner not ready to do anything because of which building is stuck, it is approximately 70 year old building, what options do tennents have. Our building going for self redevelopment. It was built in 1976. All are occupants with no sales deed but share certificate. Few of them don’t have share certificate but occupants from Day 1. Do they rights or ownership in the new building ? Thankyou

If in Redevelopement Soc. the MC is hand in hand with the incompetent and cheater developer/builder make the dev. agreement and manage the mejority members to agree for it, can the remaining members who are loyal to the society and its future dev. stop the existing development for the interest of soc.and it's members.

Hi Sir. We are part of a Row House bungalow society in Ahmedabad. Does the 75 pc majority rule apply to row houses and bungalows too? What is the likely court decision in cases of stalling by non consenting members. This being said...structurally individual houses are sound renovations are required.

If some other party has constructed Building in plot which belongs to our Society (Encroachment issue) then during the time of redevelopment will there be any issue during Plan approval. Although our Society can take advantage of additional FSI although some part of plot is occupied by other Party still will there be any issue at later stage. Should this issue be resolved before Society goes for redevelopment ?

@flats and Keys.. We just moved in new building which has 87 flats, and now not all members are ready for Housing Society Formation ( less than 50%) Can we form a Housing society with consent of less that 50% members. If YES what is the minimum numbers of members need to be ready.. to proceed
