I moved into A New Build. Put my money down whilst still site car park. I was a carpentercandcjoiner at the time. I made sure cavities were clear of cement across any ties. I ensured cloakroom was rebuilt with concrete blocks and door frame not just hilt nailed to breeze block. I inspected from groundwork stage to finish. I told them I would snag and get back to them with final list. Then I quoted £2000 to rectify snags. They supplied 3 new doors as last housecto be built 3 were out of wind. Frames needed sanding and knotting applied to knots. Handrail needed sanding and treating. Shower valve fitted wrong way around. Took 4 days to do snags apart from final coats of repainting doors, door frames and architrave. I thought 2 grand was more than enough as this was 1993 in "Sadly Broke " Bristol as seen on Panorama BBC.

The wages aren't peanuts. The problem is poorly supervised work and big money on price work. The faster they go the more they make. Quite easily £ 1,000 - £ 1,800 per week.

That's what worries us. We have requested the nhbc send our an independent surveyor. I see enough here to warrant that and shouldn't come out of our pocket. Yet to receive a response to that, going to be yet another fight.

If you go into a loft of a old house, it's all 8+2s,6+2s now they use the same size timber you would build a shed out of,now the roof turns up on the back of a lorry,held together with staples, years ago it would have been built from scratch,

Seems Redrow have a widespread defective homes problem, I've spoken to hundreds of people since going to the press / doing these videos etc and they all tell me the same thing, same playbook. It's now been over 3 years and none of these defects have been sorted nor has any of the others. NHBC have been involved over the past 8+ months and they told Redrow to execute on reports / defects which they never did, no reports neither. NHBC now attempting to claim all standards are guidelines and can be eyeballed measured even though they have been measured by our snagger as out. We've called for meetings here multiple times to Redrow and Redrow are refusing to attend whilst also failing to attend NHBC meetings. They state they won't attend meetings here because we won't / haven't accepted their offer which isn't enough to deal with these defects.

The roof truss is not supported by that pillar. Truss is sat on the wallplate . Garage door should be hanged of the truss with solid noggings .

I was at the NHBC pride on the job awards last night in London. The NHBC were going on about the quality of new houses. I was tempered to stand up and ask the NHBC Chairman about all those people struck with apartments built incorrectly with illegal materials that the home owners were expected to pay to put right. Its like buying a new car and the engine falls out then the car manufacture sakes you to pay to buy and install the new engine

I'd have paid to see that, or show them our snag list and ask how a house can be signed off with hundreds of issues, dozens of building regulations breaches. I'm in contact with the cladding people in Wales, those guys are really suffering and need help.

The whole industry is riddled with corruption from top to bottom - and the NHBC do nothing. Several years ago, I designed a solution to the perpetual problem of cracking, between the staircase string and the dot and dab. But we couldn't manufacture it in this country and retail it for less than around £25 per staircase. The NHBC at the time allowed up to 6mm gap in their specifications at this location - which most of the time was exceeded. We approached the NHBC to see if they would recommend the system, so as to eliminate the problem altogether - reminding them of their own specification. Their response? They removed the specification altogether.

@@johnriggs4929 sounds about right. Nhbc don't enforce their own standards, they don't even measure them. We had our snagger measure ceilings etc, nhbc walked in and said that looks fine let's move on. It's measured out and they ignored it entirely.

There are many red items in this house, should never have passed CML. I've asked for these sign offs from Redrow who have ignored it even though we have a legal SAR Request in place. NHBC have sent their sign off sheet and its blank apart from noting one issue with the side door. Somehow the NHBC have passed a house with hundreds of snags on it. Building control needs to also be done by local building control and not just NHBC. It should also be made a legal requirement for the developer and trades to meet standards, developer / trade / site managers and inspectors should all be held liable legally for all works they deal with.

It's not only just crap workmanship but highly dangerous, if the blockwork was to fall down onto somebody it at best could cause a serious injury or at worst a fatality. There is a desperate need for a good old shake of the uk's house building industry and that's putting it mildly. It urgently needs the government body responsible for overseeing building standards to overhaul the inspection of new works.

Nhbc claimed it's tied, internal Redrow emails from brickies stated it cannot be tied at the top. Another internal Redrow email (via our SAR request) stated from another maintaince company that Redrow keep installing the garage door attaching it to the pillars and they keep having to come fix it, attaching it to the trusses instead. Redrow ignoring the problem.

Its simple the top block of a non load bearing pillar will crack if a door is swinging on it. The pillar needs moving and all the garage brackets need screwing to the brickwork which the roof is sat on. That pillar is not to swing things off

The maintenance company Redrow brought over to look at things had a go at Redrow for that, they said the amount of times they've had to redo the garage door frame because Redrow keep attaching it to the pillars. Redrow keep ignoring it then they have to come out and sort. Typical Redrow, be told the same thing over and over again but rather than actually doing something about it and preventing it elsewhere they continue on. Part of their problem and qualify problems.

It look like the block pier is just to provide support for what looks like the garage door rails and not structural, But however the blocks should have been tried or bonded back into the brick wall.

@@justincollins8537 Many of today's site managers are not directly employed by the contractors. They are agency provided!! They have all of the bullshit certificates which are required such as SSM and other useless qualifications. They simply move from one site to another and make money for the agencies which carry them on their books. A lack of consequences allows this to continue.

Best favour you can do for us and them is to show this to the sales offices. The more this is known across the country that people are seeing this and others issues, it's not acceptable and it's preventing them sales, hammering their image and costing them substantially. In order for change to happen, Redrow need to accept that it's their problem and this shouldn't be there to begin with.

There is nothing wrong with concrete block, the problem is that they do not appear to be tied to the brick wall, as in added after the brick wall was constructed. If that is the case then it is not very structural. My limited understanding is that your mortgage is in effect a tri-party agreement as they have loaned against the bricks and mortar, although frankly, you can easily expend more time and money than it would cost to make some of the repairs yourself.

@@letmeoffthisplanet6208 No, I think he means the clips holding the cables to the truss, why they would have to be metal is beyond me, they spec metal clips to stop the cables falling down and causing a hazard to emergency workers in the case of a fire, but I'm pretty sure the truss is very much not fire retardant.

Our snagger has been in and Redrow have been here dozens of times. Various trades also. Over two years later no efforts have been made. Nhbc coming in a couple of weeks. We have also had the morter manufacturers out. It's very concerning. Redrow effectively ignored it, a maintenance company in Redrows presence months later told them to stop attaching the garage to the pillars as it rips them from the wall and they've told them countless times to stop doing it and Redrow keep ignoring them.

On a new build I bought 20 odd years ago there was a crack down an external corner of the house, through both mortar joints and split bricks that you could easily get a pound coin into. We had the "10 year guarantee" which wasn't worth the paper it was written on. They basically wrote back to say it wasn't an issue. Case closed. Because NHBC is run by the building companies and not an independent inspectorate, they do what they please only pushing enough cases through to satisfy the powers that be!

Yet our snagger did, so the nhbc went off a visual rather than a mathematical. They don't enforce their own standards and they definitely didn't come here to sign off this house, we think they did it remotely or picked 1 house here out of a dozen. Going from what you've said things haven't changed in 20 years.

With new builds you reserve and exchange 6+ months prior to completion. Very few houses are finished before you do this, almost all of them are off plan. During the construction phase we had the assurance of site etc that all issues would be sorted before we complete. As time moved on we became increasingly concerned and we contacted the directors then the CEO John Tutte who gave us his personal assurance that all issues Redrow are responsible for would be sorted and we would love our home. Since completing John Tutte failed to respond and Mathew Pratt who is their current CEO also ignores everything, the word of a CEO is not worth anything apparently. However should we go legal that goes in our favour.

As an ex site manager I can tell you that I would never buy a new build house, over the years the quality has gone to pot the standard of materials is laughable, the big house builders are making fortunes selling rubbish to the public! Its all about making the property look good on first viewing ,just don't let the customer look to deeply or you'll frighten them off! The sales staff are pushed to get the customers in as fast as possible by the directors then the site manager is under pressure to throw the house up as fast as possible, this in turn is passed to the builders on site who are given ridiculous time scales to achieve the completion this all leads to houses built badly and the company doing lots of snagging, its all down to greed!

Even after completion we had their head of customer service in our house twice, two meetings. I questioned the money side asking what is the budget to deal with these problems and he told us money is no object, whatever it takes to deal with all the problems is what we will get. I then questioned the limitation on time given to trades to deal with problems and again he said I had his assurance that if they want more they can have more, whatever is needed. When it then actually boiled down to it the trades were limited to 5 days here and weren't seen again. On day 1 we hammered their phones telling them they are here without any lists, no materials and no clue why they are here. It's just piss poor management all around. Had this been properly managed they could have avoided such massive publicity. It's only when all that was done and they attempted to blackmail us into accepting something we hadn't seen did we then trigger the press as they weren't communicating or doing what they said they would do for years. Can only give them so many chances to put right what they said they would do. Had they taken proper responsibility and followed through they could have avoided a lot of this. Though equally this house should not have been given a CML and was just piss poorly managed from the start.

We have yet to meet a site manager, been here almost 3 years, requested the one next door to attend a dozen times and be didn't bother, yet somehow nhbc gave him an award for a clean site (even though countless issues there too). Redrow then used this to manipulate buyers into thinking it's an award winning site with good site management. Complete fraud by Redrow and nhbc. We also have nhbc sign off sheet which lists only 3 items at completion, somehow missed the dozens of red items preventing a cml and missed the other 400+ snags. It's complete fraud and the law needs to change to legally enforced standards.

They aren't built to spec / drawing, there are countless examples of how this is not followed not just on this house but most i've seen. Trades lacking skill and any pride, directors / site not managing things properly and the culture of not my problem. Ultimately a trade has done these works, these works are not to standard and have failed building regulations / nhbc standards. If you can't meet those two very simple and basic things then time to pick a new career.

Who has your cash and who has the problem? This is why you get a professional snagging company and then your solicitor involved at the same time. Remember the you can always use the small claims procedure in the County Court. Very cheap, for the courts quick and you’ll get a judgment probably on the day as Redrow probably will lose by default. Your snagging list will the have to be addressed or you get the Sheriffs in.

We had Paul Frost from Snagaroo in, same guy who took Persimmons down with their firebarrier issues. We had him in after all works done by Redrow as Redrow burned down the 2 year warranty clock. Redrow also promised independent snagger which never happened. Small claims isn't viable as the value of items exceed the £10,000 cap, legal option is on the table however.

For all the idiots out there that claim the UK hasn't gone to the dogs and say it's always been the way it is now, I say in reply, come see my garage that was built in the 50s. It's been up 70 years and is in better condition than the one on this video. It's a good example of people not caring about anything anymore. Nobody takes pride in doing a good job. It's always a bodge job and then complain about the wages.

I put the blame on the site agent personally. I have worked on sites where the site agent is not very involved and a lot of bad workmanship gets passed. I have also worked on sites where the agent is on the ball and viciously rips trades apart for poor work, throws them off site and refuses to pay them.

@@edward877 that's what we heard about the previous site manager here, he didn't get his contract renewed because he was giving away too much.. or in other words trying to do things properly and Redrow didn't like this. Redrows customer service manager got sacked for stealing money from companies, apparently invoicing one company for works to correct their problems then just ordering smaller works like cleaning and pocketing the rest leaving the problem outstanding. Lots of this seems to be going on from what we've heard.

They chuck up homes these days, max profit , rubbish build quality, high prices. These houses will not stand the test of time unlike older houses. My house is 350 years old and is better built than a lot of these modern houses. Would not even look at a new build.

I believe there are going to be 1000's of homes and apparently they're going up at an alarming rate, so anybody's guess what the build-quality will be like...
