I’ve paid a deposit on a small condo in Pattaya but now I’m having second thoughts and can’t get the estate agent to understand that the Thai government are now taxing foreign income after Jan 1st 2024. So if I send the rest of 4 million Thai baht I will be taxed 35% on it. Regards nick

I appreciate the opportunities this country has provided, allowing us to earn significantly with minimal effort. I’m grateful to the hardworking people here, especially myself, for the increase in value of our real estate and land of millions of bahts 55555, despite financial challenges of almost all here. Can you believe it ?? Those easy made bahts are safely stored in a local bank, but we plan to move them soon for better returns. With the profits, we’ll invest in property abroad and may return to repeat the process...... I wish everyone the same success in achieving maximum gains in this lovely country and new opportunities elsewhere.
