Countries are generally in competition with each other for tourist dollars, corporate dollars, etc. Wouldn’t it make sense to pay attention to what they’re doing in order to maintain an advantage/compete?

Bit off the subject, but I have always found it strange that when one is not on a Marriage Visa, but on type O with Extension for retirement, Thai immigration seems absolutely unconcerned with if a foreigner is married to a Thai, care for a Thai family etc. You would think they would want to know such things, that they would at least survey me with some questions about these relationships, just general questions. Even the question regarding the person who vouches for you while in Thailand, the name and phone number they ask for, they don't even ask ( I believe) what is your relationship with this foreigner? Even the general question of "How many foreigners on type O Retirement Visas are married to Thai nationals is an unknown to them. Maybe nothing is to be learned from such info. Residency, and taxes, and allowance of permanent residency numbers, I would think play into this. So many people have been here for decades that I guess don't want to pay 3000 dollars or so that normally would go to family so they just remain on type O. I have address, banking, drivers license, Insurance, pay health insurance for family, a wife, child, take care of old folks, and yet...every 90 days they ask where I am?

I havè had a 800000 deposit to secure my retiremènt visa for the past five years. It is a sunk cost . I have not touched the account. It is what we used to call "cost of doing business". And qhen i pass the account can fund a real party. Bobby in Maha Sarakham

Contrary to what is posted on internet u tube sites, a yellow house book didn't seem to be of any use recently when I went to renew my car driving licence... What was actually required was a formal proof of residence letter issued by Jomtien immigration. If you hand in your request at 9.30 you will be told to report back at 2pm to fetch your stamped document. Then one can visit the Land Transport Dept the next day.

In Bangkok there are a trillion new condos coming to market if the hundreds of cranes on the skyline have anything to say about it. Every condo I have ever seen is only half full. Also there is a Chinese gray market where there are dozens of condos in my building that just sit empty and have never even been used once. I live in one of the many IDEO condos and renting is definitely the way to go. The population of Thailand is supposedly going to drop like a rock starting an a couple years because nobody has more than one child. If Thailand is going to tax retirees then you will see a lot of expats leave. If I have to even fill out a tax form I will be gone.

If the Thai government wants to stimulate property purchasing how about allowing foreigners to bring a certain amount of money for property buying tax free and easy. For example up to 10 million baht to buy your primary residence. One fills out a form and shows that and easy all straight forward. The Thai government is carving out special breaks for LTR but marriage and other visas nope. I am not going to buy property right now knowing the government may slap an extra up to 35% on those funds. Yes I know DTAs and all but that does not guarantee anything and so for now I'll just keep that money working in my home country and other countries that are more tax friendly instead of the Thai economy. Us foreigners greatly help the local economy by importing money but are increasing seeing the red tape grow.

I normally go for 2 months. im not sure I would live there permanently from the UK. I dont have the funds even though I'm retired. I met an older man from the Switzerland he told me it's hard to live there permanently. Even if you have funds, it's so complicated.

I had success 6 months ago at Krungsri in Central Airport, Chiang Mai. They allowed me to open an account when I was on a 30 day visa exemption. They were very welcoming and helpful which was a nice experience after several unsuccesful attempts at other banks with rather brusque and unhelpful staff.

rubbish. JUST LIKE ALWAYS its a political campaign to vilify foreigners before the thai government imposes some kind of new policy change. They are gonna put new taxes on foreigners and change change visa rules again so before anyone can complain, they make foreigners look bad. No one in a right mind would believe that suddenly there's been an uptick in foreigners committing crime. They just chose to report them in the news more often. I challenge anyone to provide some evidence for this claim.. show us the statistics.. show us where this sudden uptick started. Show us how this conclusion was arrived at. The laws of probability have not suddenly been suspended. Thai gov does this EVERY TIME they have policy changes in the works.

How many condos are for sale? ALL OF THEM. lol. When you lease one, they are always for sale as well. So better somehow include that in the calculations. Buy Bitcoin and gold, and rent your housing. There's no upside that I can detect. In the US, I could always buy houses and condos far. far below market value, like 30-50% on the dollar. I've never seen an opp like that here.

Hope they didn’t get the numbers from the real estate websites here, the same condo is sold by many different agents and never taken off once sold, it’s a dogs breakfast trying to see what’s actually available

In the US we have the MLS...a centralized database for all properties on the market in a particular county. As far as I can tell, nothing like that exists here in Thailand. Of course that should ALSO mean there's some inefficiency around that should be profitable, but I've yet to see it. Pre-development investment is the only way that I know of, and that's not exactly risk-free unless you're an insider. In fact, I'd say the only way to invest in Thailand in ANYTHING is if you're an insider.

And if you rent, you're free to move anywhere in Thailand you feel like moving. I can't imagine anything better than that. I'm in Jomtien right now, and I already have the next one-year hop planned out. It's a great lifestyle, and I'm very grateful for Thailand and its people.

If the government allows the Thai quotas of condominiums to be available to foreign ownership, there has to be a correction in prices to reflect the oversupply of the market. Fingers crossed !

Hello, I escaped extreme psychological abuse from my ex and her cohorts who suddenly appeared out of the woodwork. I believe she would have wanted me falsely accused and arrested. I escaped poisoning, being drugged, attempted murder which by studying narcissistic abuse on KZbin I was able to not react or be gaslighted or further emotionally bullied or abused thereby saving my life. The question I have is how can I know that if I enter Thailand and present my passport that I won’t falsely be detained, keep in mind my ex has family that are Thai police.

I had all the narc fixings, isolation, ruined reputation, smear campaign, financial abuse, theft of my house, car all my belongings left behind including gold and platinum music project trophies albums I did in the 80s, I didn’t hurt anyone and was generous and big hearted, got completely played started with love bombing which made me think I had the one in a million marriage, I ignored the red flags, I believe she was already married, may even have kids. It’s just terrible!

The abuse starts really when no one believes you, all they believe is you have mental problems. It’s terrifying and crushing to say the least, even those who you were close to who had your back all of a sudden treating you with disdain, confusing as well, until you know you are dealing with psychopaths and narcissists.

You live in BKK, if you are not already on TRT get on it now. You are in pretty bad shape and you are not old. If you are on TRT and look like that you need to check your diet, hire a professional nutrionist or you wont live much longer, at least not healthy. I would estimate 10-20 years. I not trying to be a dick, just to wake you up!

what's TRT? Ah wait I bet you mean testosterone replacement therapy. When you do that, doesn't that make your body reduce its natural ability to produce T? That's what's always made me weary of it.

@@genestone4951 Yep my understanding is that once you start TRT you're stuck on it for rest of your life. The far better option would be to reduce carbs and quit all seed oils (almost impossible in Thailand, I realise)

But you are likely missing the point again. Why are expats subjected to this when anyone staying in another country isn't? That is the crux of the matter. Thailand's refusal to allow permanent residency to people in similar ways that other countries do is the base issue. PR in Canada works just fine. You have certain obligations but none are forcing you to tell someone where you are at all times. I hear you say that we are in Thailand and that's their rule but it doesn't mean we can't complain about those rules and hope for a fairer treatment in the future. We should find ways to push this agenda forward. I hate the term expat. There is nobody here in Canada called an expat because we have a means for people to stay in Canada. The same is true for most other countries. They should certainly allow for retirees to have the option to have PR in Thailand. We already have to "jump through hoops" to get a visa extension. Use the same system and add some protection and let people live here, pay taxes here, have a life in Thailand. They can hold their precious citizenship away from us but allow us to live like humans in the country. there is no added value to the reporting being done now. You say it's so the officials can track someone? How's that working. If I don't report, you can't find me. So only the honest are being truly subjected to this regulation. It's a money grab and can be managed with yearly fees for a PR.

In my condo there is a Chinese gray market where the owners are in China and the condo sits empty and has been empty for 5 years since being built. My condo is newer so these condos have never been used once. When I was looking to rent in my building I looked at several.

this is the first time immigration police did not visit our home in 10 years for extension of stay based on marriage but got a phone call from immigration to produce another bank book copy of finds during under consideration period. The letters from the bank and all documents required had already been produced in person and the 1900 bt fee was also paid. The update and copies were produced the same day as the call from immigration.Very strange.

Better way is to rent a larger space and then rent out the extra...shophouses, large houses, condos, etc. Can easily cover your monthly rent that way.

You are absolutely right. Most condos in BKK are in the 4 million range if near the BTS. Even at 4.5% in an Apple savings account you would earn your rent on the 4 million and have no headaches. Why foreigners buy here makes no sense for many reasons.

Thailand signed the CRS - AEOI ( although not yet tot i 4:20 n OECD ) according to IRAS with 120 countries and will statt exchanging Sept 2024 . Art to be seen on OECD link .

They're never going to require tax filings for those who are non resident and stay for less than 180 days as there is no requirement for a tax filing is there? Many people have yearly visas and don't become a tax resident, I am such a case with a Thailand Elite visa, I come and go a few times a year but don't cross the 180 day threshold - as such I don't need to 'extend my stay' inside the country as I get a 1 year stamp every time I arrive at the airport, even if I only stay for a few weeks - but I can travel a lot, or sometimes I'll just stay in Cambodia for many months as I have a 1 year visa for there as well.

I’m a 45-50 year old Thai-American. This week I had my Thai citizenship sorted out and got my Thai national ID card along with a new Thai passport with 10 year validity. I’ll no longer have to worry about this nonsense when I retire.
