what if an older person decided to pay cash for a home, would that be beneficial thing for them, giving the age factor. Also would credit score be a factor in doing it that way.
@MaxWilliamsRealtor6 жыл бұрын
Hello ! Thanks for your message. The credit score has no bearing on a cash deal. It is illegal for lenders to discriminate against senior citizens based on age. I have a recent first time buyer on video that was 73 (she gave me permission to share her age.) There are a couple of ways to analyze the situation. Some people with cash would opt to borrow part or all of the money and allow their cash to work for them in an investment vehicle that they are comfortable with. Since interest rates are relatively low, many people feel that they can invest for a better return while taking advantage of the mortgage interest tax deduction at the same time. There is of course some risk with all investments. Some people would rather have the peace of mind of a free and clear home without any payments and minimal risk. The bottom line is that an argument can be made for both routes depending on personal situation, comfort level and mindset. I hope that helps. Thanks for watching.

That's a very nice home. Would you suggest buying the land, then build to be beneficial as well? Enjoy your vids btw!
@MaxWilliamsRealtor6 жыл бұрын
Hello, in most cases, building is the most expensive way to go. Unless you are extremely selective and not very value oriented, I would opt to buy an existing (resale) home or a new spec home before building. If value is not a big consideration, by all means build exactly what you like, within your budget.

How can you own a home free and clear if you have to pay property taxes on it and the government gets to tell you what you must and mustn't do with the property and you have to get government permission to change it? It seems like the municipality owns more of your property than you do! I'm sorry, but if you own something, why does a third party charge you for the ' right ' to keep it and moreover place arbitrary rules about what you can do to it, as well as requiring you to get government permission to alter that thing in some way? It doesn't seem right to me.

The Military Mom Handbagger, Yep, schools don't teach practical skills, other than obedience without question! And even then, not really! They'd rather teach quadratic equations, Shakespeare, the Roman empire, the life cycle of amebas, and to be docile sheeple rather than real skills like how to build shelters, how to fix and maintain cars and other vehicles, how to defend oneself against private criminals and state thugs and win, how to make things, how to grow vegetables and herbs, how to cook, and generally ways to live as free and independent people who are prepared for certain disasters. Yet children are required to go to public school and most people are forced to subsidize it with such terrible results all in the name of " education "? Government schooling is much more indoctrination than actual education!

The Utopiano Utopioan lololol! When I read "....defend oneself against state thugs" I burst out laughing (hence the lolol, etc). I think public school curriculum is the biggest state thug in history! Lock kids who don't know each other together for 6 hours AND make them sit still and silent; present to them a bunch of nonsense they're not even remotely interested in (not to mention tailored to their learning style) then make them take tests that label them if they don't achieve a certain score. As you said, don't include any real life skills, And to top it off..............make it mandatory and call it 'EDUCATION' 😅🤣😅.

The Military Mom Handbagger, law enforcement officers are the biggest government thugs, But public indoctrination comes at a close second, that's for sure!

I would prefer the 850 credit score than the one time cash offer . Now, If the one time cash offer was $20,000,000 text free, I would take that instead of the 850 credit score.
@MaxWilliamsRealtor6 жыл бұрын
The 850 score simply means that you have the ability to borrow money, which has to be repaid (with interest) and therefore has no positive impact on your net worth. $600K will allow most people to buy a home (or other assets) that will not only appreciate in value over time, it will eliminate the largest monthly expense for most people. Also, the balance after buying the home would allow most to pay off all consumer debt and therefore live a debt free lifestyle. Most Americans do not have a $600K net worth and this cash would instantly place them above the masses in regard to net worth. There is absolutely no sound justification from a financial standpoint to choose debt over net worth.
