I really enjoy watching your videos Ryan, they're very informative, thanks. I know most of your viewers are Singaporeans and your videos are geared towards a Singaporean perspective however if you have time to share with your non Singaporean foreigners perspective as well. Personally, my favourite place to retire is Kuching however it's one major drawback for me is the lack of golf courses which JB offers, I love the abundance of golf courses in JB and probably the least expensive golf green fees compared to anywhere in the world. JB house can rent, cheaper than buy. Rent good Condo. Then buy a Malaysia car and drive around Malaysia, Eat, sight seeing etc. Learn some basic Bahasa Melayu

There are many things to consider..1st if you buy , maintenance cost is alot , .next is safety issues, third then what if you are denied at the causeway ..you have all your belongings there? Fourth is the healthcare .Singapore has top notch healthcare system.Pls consider this..He is definately a Malaysian promoting this for the country maybe not many Singaporeans staying there!! Just go there for a holiday as a tourists!Take note if you do want you want to take back your 5million riggit deposit and leave , you neex the approvsl from the certain government bodies...I will be worried not getting my money back!!

TQ for your comments 1. I think maintenance costs is given regardless of wherever your property is, whether Singapore or Malaysia. In fact it should be lower in Malaysia even 2. Safety is a very outdated issue. Hardly a concern anymore. We were just discussing last night how some people think Europe is alot more dangerous than Malaysia nowadays. 3. If you dont have a proper visa, as long as you spend no more than half your time in Malaysia in a year, you dont have to worry about being denied crossing the causeway. And they can't ban you from entering Malaysia short of you doing illegal activity. 4. Yes SG healthcare is top notch, it is also very expensive. Malaysia is a very good option for value for money. FYI Malaysia & Thailand are top medical tourism destinations in SE Asia where many foreigners like Westerners, Japanese, Indonesians come. And Singaporeans can use Medisave too. 5. There are lots of Singaporeans buying in JB for retirement planning and the new MM2H rules just made it alot easier. You can apply for the RM500,000 deposit Silver category version. And half of that can be used to buy real estate, use for medical and tourism purposes after 1 year. It's a fixed deposit in a privately owned bank, the money doesnt go to the government. @@AlphaMarketingSG Pls go read on the mmh2 plan there is 3 categories if you take the lowest you have to have 500000 liquidate assets.. then you must have a certain sum in your savings plus you need to be bringing in a certain sum in earnings every month, which you have overlook to mention!! ..it applies to all categories the next level up is 750k liquid assets etc..also if you buy you can only sell to the locals ?? no?.Most locals can buy the same property cheaper why would they buy from a foreigner?.The other issue is that if you decide to take out your money for the mmh2 scheme you need also an approval from government bodies e.g the tourism board! Now that is my money why should there be any approvals needed, what if they have reasons to hold it back, with Malaysia anything is possible and they would not state that unless there were many who could not , scarry!! Going back to the property purchased what if you die or decide to move out your property definately sells at a lost..Many were asking how many local have that kind of money to buy? ..you have to weigh the pros and the cons and in this case the cons are definately higher then the pros...Many bought and their property still depreciation ?? No? .. Some can't sell for a long time still on the market ..no??...when the riggit is falling the ones that bought are worrying and having regrets, definately selling at a loss .no?? Even the locals are afraid to buy because most want to make money out of their property and they market and prospects are very glim there .As long as you spend half more than your time there? Sorry people need to move up and down because of family commitments , jobs etc..No many will spend half more than their time there.. All the above are facts and something to look into and consider seriously!!

Yes the lowest tier is RM500,000, not necessary to put RM5million. Your original comment said RM5million. And the monthly earnings you do not have to earn or bring into Malaysia, that's a misconception. Its just to make sure you have income to survive while living in Malaysia. And why so look down Malaysians say they cannot afford RM750,000 properties. Many Malaysians can afford that price range haha otherwise the property agents here all jialat already. RM750,000 can't even buy a good terrace house nowadays in JB. And finally if you choose to apply for MM2H, means you going to commit that period to live in Malaysia, that's the whole idea. If you just want to spend minimal time in Malaysia, don't apply MM2H. Many Singaporeans with weekend/ holiday homes in JB do not need MM2H. And pros and cons is your opinion only. You can see the CNA article reports, there are MM2H agents expecting to process 50-100 applications a month moving forward based on the volume of enquiries they are getting. Singaporeans can't live in JB without a long-term visa pass like MM2H program. To do visa runs using the 30 days tourist pass repeatedly will get you into trouble sooner or later and you may get questioned or even denied entry into Malaysia.

If you intend to stay full time yes then MM2H is advised. If you spend part time Singapore, part time Malaysia say about 50-50, alot of people doing this so far seems to be ok.

Rent out your only home in SG & stay in JB under social visit pass (doing visa runs) is very dangerous. Be prepared to face questioning & warnings from Msia Immigration & on some instances, deny re-entry. End up stuck in SG with no home while all your personal belongings are in your Jb rented 🏡.

You can get a loan but banks in Malaysia will lend up to age 65 usually so your loan tenure is very short 5 years. So in this case its unlikely you want to take a loan unless you are taking maybe a small loan amount. Because at 5 year loan tenure, your repayment every month is very high

I think the ETS already goes all the way to Gemas from KL. Im not sure when the last link from JB Sentral to Gemas will start. In any case, ETS is not a very fast train either and has many stops. It will help with some inter-state travel and cargo hauling but not for Singapore based travellers which in my opinion is much more important

Of course he didn't mention the exit strategy for Singaporean buying Malaysian property -- a perpetual jaw dropping 10% capital gain tax on foreigner who want to exit. Also without mm2h, Singaporean can only stay in Malaysia for 90 days a year.

I have bought landed in Bukit Indah back in 2011 for RM501. Stay there from 2013 till 2017. Sold it for RM700. There is no Capital Gain Tax, just normal tax. During my living in JB and working in Singapore of 2013 ~ 2017, I have been rejected entry by JB custom only once. Next day I can enter liao.

Im a Malaysian with Singapore PR. There is nothing wrong with having some foreigners in a country. Singapore same as well. Its good for the economy and creates new opportunities for both. You can stay in JB if you have the appropriate visa or you still spend time in SG on the tourist visa
