Guess you shouldn’t have stopped paying your rent for two years. You know, stealing from your landlord. That was ok though right? Landlords lost jobs too. Landlords still had to pay all the costs for those properties but you didn’t right? Welcome to the consequences. Too bad. The biggest myth being spread is rent is going up due to demand - meaning there aren't enough spaces to rent. That's a lie. Rent has gone up, because landlords are able to raise them; there are no law restrictions. Some landlords took the pandemic bail out monies to renovate their homes and turn them into luxury apartments. The term, "luxury" is an excuse to raise rent. Other landlords have increased rent to recoup the money they lost out on when some tenants were allowed to live rent free due to the pandemic. Don't be fooled. I live in a community full of vacant apartments these days. Folks are moving out, and others are reluctant to move in, because rent is too damn high!

The way capitalism works is that businesses may charge whatever people are willing to pay. When people can no longer afford it, prices drop, or the company fails. A vacant apartment costs the landlord big money. If it doesn’t rent, the price will drop.

@@992001jeffr You're absolutely right. A lot of landlords lost money during the pandemic when the government allowed those that struggled, to live rent free. A lot of these landlords are trying to recover from their loses. Rent will be high for the foreseeable future. It won't be until they've recovered from their losses, and apartments are still vacant, will prices drop.

Just about everyone is prone to feeling the effects of major hikes. I'm not rich, but I'm in a good place financially. I'm a resident in one of the top 25 cities in the US to live in. The rent trap my father wisely warned me about this and greatly helped me getting my own house and property. Now that I am a senior citizen I get a Class A property tax exemption (I pay one half of one percent of the usual property tax) and get free home repairs through Rebuilding Together a non profit (They installed a new roof on my house 3 weeks ago along with a new front door,electrical upgrades and new fire protection equipment)).

No this is false. We keep track of the number of housing units in America being built and the ones that already exists. Everything from property tax data to second homes, to properties available for sale aka available inventory, and properties for rent in a given area. Governments; federal, state and local release this data such as Fannie Mae and Freddie Mac and large industry figures as well such as NAB, the national home builders Association to apartment associations. There’s tons of data and they all tell us the same thing: We’re at historic lows. The lowest available inventory for sale in over 50 years primarily because we don’t build enough housing units to keep up with demand. Ever since the housing crashes in 2007-2009 the US has been under building by the millions. We need to build 5 million new housing units just to get to equilibrium. And anything that we do build is for luxury housing or condos not starter homes or workforce housing because it costs too much to build and maintain therefore builders can’t make a profit on the type of affordable housing that we desperately need. No one is going start a project just to lose money. Money goes where it’s treated best and it’s only going to luxury and unaffordable housing which means less affordable housing for us all.

I never said that I keep my rentals fixed, I never go to their house unless I'm collecting rent, and we don't have many change overs. We keep our rent low enough so people can pay it you know why we do not like people moving in and out of our houses that tears them up. And landlords if they are going to rent their houses yes they should be able to make some profit off it. maybe landlords need to just say well were not going to rent our houses out any more.

I currently live in my single family home on my property and when I am unable to take care of my property and have to sell it I will make sure that I only will sell it to a nice family looking for a home to live in rather than sell it (even at a higher price) to a developer who would turn the property into a rental unit or multifamily housing. When I grew up in my area everyone even low income owned their own houses. The Union (USA Agenda 21) plans to eliminate single family housing for most Americans to enslave them into renting for life. That's the America that I don't believe in. I don't believe in swindling my fellow free Americans. I believe in liberty and that every American should have the right to own their own property (house and land) even if it came to Americans owning micro houses on their own small lot I would agree to but not enslaved.

This problem is self inflicted. It's a result of unintended consequences, but the people passing laws don't have the faintest idea that they are the ones creating this mess. Or maybe they are just in denial. Demand is going up. 3 new groups of buyers are purchasing homes across the country that we didn't have 15 - 20 years ago. Corporate buyers (for single family homes), Airbnb hosts, and open borders policy immigrants. The market was tight without these groups, but the rush of demand from new sources is making things impossible for regular buyers and renters. The price increase is the market trying to find an equilibrium for very inelastic demand, and unfortunately is resulting in bidding wars. As price increases from the bidding, flippers take a more active role, and the traditional buyers/renters also feel more desperate and accelerate what would have been demand in the future. Supply is actually shrinking. When you have any form of rent control, including rent moratoriums, it effectively removes units from the market place since people who have good deals on rent will not relinquish the units under most normal circumstances. They figure out a way to hold on to the below market rent unit - illegal subletting, relatives moving in, etc. New homes are being built but w/ heavy regulations can take a decade before they come on market. The factors pushing up demand and holding back supply are likely to be here for the foreseeable future. That doesn't bode well for prices.
