Question David. Rent 2 rent. Converting a 3 bed into a 4 bed hmo, there’s obviously a cost and sometimes you have to alter the layout. Do you have to put back to how the property was after the term ends

Good question Kevin, depends on what you agree with the owner, but in most cases you will have to put the property back to the original lay out

Hi Liam, thanks for your comment. The biggest selling point to a landlord to give a property on long term let, is the fact the investor takes on the responsibility of the repairs and so on.

Hi Scott, our agreements we use make it clear the owner has checked he/she does not breech the mortgage if they have one on the property. This is why we suggest people get the proper training and paperwork to avoid any issues as if you get it wrong you can end up in trouble

This is great scheme. Bu t one huge downfall is that is creating a bubble in the upcoming rent or buy scheme. As property prices eventually go up. Cuz everyone is doing this. Al for the cost of tennants. Prices go up. Accommodation space and quality goes down. At the end you are working and paying for your own "box" of space.

I agree not all landlords offer quality and value for money, not sure what you mean about a bubble though as with rent to rent you are giving the market what they want and if the house prices go up then thats good for the owner of the property.

I don't get it. Why would somebody pay 400 pm for a room, since they can find a house for the same price? Is this a thing in UK?

Great question! to get a whole property for 400 a month you would be talking in most areas of a small 2 bed terrace, you would need to go through referencing, pay a deposit and first months rent and bills also fully furnish the property- Renting rooms is far more flexible and you are not always tied in for a s long and bills are usually covered, also they are fully furnished to a high standard (in a lot of cases) . Also some people like living in shared houses for the social environment- some of these rent to rent HMO style properties have en-suites and the rooms are done to boutique standard.

Thanks Layton- the 4.33 is how we arrive at the monthly figure- So in this case the weekly income x 4.33=the monthly gross income

You need a local authority license. The owner or his mortgage company might not allow it. It costs money to convert and money to put back HMO is prone to void periods Only a desperate owner would do this
