@@ShafRasulWealth check out Kevin green, he's another one. claims to be worth over 80 million with investment in bullion and jewels. i was stupid enough to attend a free intro course where he used very similar tactics to Samuel. posing on gold bars and in front of his sports car. i left after a few hours when i saw through it, but noticed people were signing away thousands for his training.

TheTravelMatt hi mate. I also attended a Kevin green course in 2016. Unfortunately I signed up. Thankfully I’m making decent money as an insurance broker to make up for the money I lost. But these property gurus are scamming people regularly.

Its worth noting that if you do rent2rent on a HMO, at the very end of the term you may have to keep rooms empty for months without income. If someone's tenancy ends near the end of the deal, you wont be able to find a new tenant for a such a short period of time.

WELL DONE FOR EXPOSING THESE TRAINER SCAMS. I OWN 3 FULLY LICENCED AND EXEMPLARY HM0s and it's been darned hard work it was very lucrative in the past but the introduction of the HMO building standards made a huge dent into the income

I have done rent to rent in a large modern metropolis like Montreal using Airbnb. 1. Legally hazy. I was helped by the fact that I worked for the Building manager (trash, recycle day!) and had lived there for a few years without ever being delinquent. 2. You will NOT earn enough for your entire rent. Think of it as a rent discount. You will not make your rent in a month, you most likely won't make half. 3. You have to do the work: cleaning, sheets, smiling (for good reviews). If you want to hire someone to do the work for you, kiss ~20% of the revenue goodbye. 4. That income is TAXABLE. The tax man never sleeps. Speak with a good accountant on this with REALISTIC estimates. 5. People in your room/apt every time. I did this only because I spend most of my time outside my home. When on holiday, or on tea dates at home, I blocked the listing and lost income.

we make 350k pa net on rent to rent.... how could you call this a scam... ridiculous. Been doing this for over 12 years. Who will provide the affordable accommodation that is desperately needed if this strategy didnt exist ?

Spot on with the final advice - anyone trying to flog property investment, forex trading and other kinds of courses is probably a con man who is clueless about the topic but has found a way to build a course that looks legit and relies on people's emotions and desires to succeed. Remember there is NO easy way to success, you have to work your butt off for it! Thanks Shaf, very useful!

I think your video was a little unfair, i understand you dont like fake gurus - nobody does! But you're tarring them all with the same brush. There are trainers who explain the risks at length and teach you how to do due dilligence on any deal before going ahead. I'd also like to point out that many of the high street agents do R2R themselves! Join some property groups on facebook, you'll see owners of well known letting and estate agents offering guaranteed rent to landlords. I have been offered it myself recently from a large, well respected agent. I should also point out that R2R can be run as a profit share instead of guaranteed rent. This protects investors from landlords like your friend who took advantage of a newbie. The current covid 19 lockdown is putting most R2R companies out of business where theyve guaranteed rent. Facebook is full of people desperately trying to offload them. On the flip side its also full of people looking to take them from people going bust. Theres risk in R2R like any business. Its not a scam, it does work - but only if you do it right. Get permission from lenders, get correct insurance in place, use a solicitor to write the contract dont use a template! Always post dummy ads to check demand first. Speak to local agents posing as a landlord and a tenant to get the true picture. As for Serviced Accomodation, i dont do it. Its a ticking timebomb, regulation is imminent and the market is completely saturated. Occupation rates were falling long before coronavirus killed it. Landlords benefit from R2R just as much as investors when done properly.

Great Response, I currently have 1 rent to rent myself and the benefits are great if you know what you are doing. Not every property will require a HMO license aswell. he forgot to mention that

That’s right Ben, lots of people have been taught wrong and go into a deal without any research, due diligence and experts around them such as solicitors, financial advisors etc...Rent2rent as any other business is risky to start, but with the right qualified professionals around you and some personal knowledge about what you’re investing in, you’ll mitigate the risk. If you’re in employment, your employer took risk to build his business so that you can have the chance to work there, which means if you want to be successful you need to be prepared to everything!

Completely agree - you can’t blame the strategy become someone who has been misinformed and lacks knowledge has cocked it up. Risks exist in all strategies if you don’t know what you’re doing. At least with this strategy there is no huge outlay of cash if buying a hmo - so that’s why you shouldn’t benefit from capital appreciation. I’m looking at doing this with SA and the guaranteed rent and capital allowances are more than enough compensation for landlords

Good video but if you go on the Samuel Leeds videos he does make all that stuff clear. Infact he did a great one where his builder gave a guide as to pricing an HMO conversion including the cost for false ceilings so as to pass the sound transmission test. It was never a get rich quick scheme but a way to start off and make some kind of a monthly income, with the idea of scaling up. I can see if you have some building skills and want to get into property management then it could work if you have a good relationship with the landlord. I think the opportunity was where landlords couldn't meet the cost of compliance so were themselves at risk of a repossession. Samuel also did emphasise it had to be all done legally and with the mortgage company onboard.

Hi guys just to give some further insight for those interested- I have been doing rent-to-rent for about 9 years, I wasn't even aware of the term when I started nor did I get the idea from a course. I simply was given permission to take full responsibility and rent out the shared house I was living in at the time. I have since slowly grown the business to include a small group of properties, all have HMO licenses etc. The job demands of me regular hours of work 5 days a week- sorting out maintenance issues, doing viewings and managing accounts, and I make about 30k a year at best, less at the moment. As far as I'm concerned it's certainly not a get rich quick scheme and I believe I contribute a positive service to the tenants and the property owners. Essentially I offer rooms to rent that are relatively cheap for the area because as Shaf said the living room has been converted or a big room has been partitioned- so you're getting a fairly cheap price with all bills included and a flexible situation in terms of minimum stay in exchange for a slightly more crowded household with less communal area. It may not be the greatest service ever offered to mankind but it's honest enough and the vast majority of people leave satisfied. My vision for the business when starting was particularly with EU migrants in mind- offering my rooms as a kind of 'stop gap' or 'find your feet' situation for people new to the city or inbetween situations, but since then many different people rent from me. I think also as so many rental properties are now small 2 and 3 bed flats with high rent the prices I offer are much cheaper than many alternatives. This isn't a business KZbin page I just thought I'd add a genuine example of a rent-to-renter although I'm sure many others may be unprofessional, dishonest or naive

Thank you for these infos I paid 1500 for course only to realise it's a minefield ,plus in the webinars they bring students to the webinar claiming to have made 250 k after a year in the business to buy the audience over, it's a hard pill to swallow for me, but you learn and move on

I;m a landlord and in a nutshell, the ONLY landlords who will agree to this are the ones who are not making any money and will just wait for some idiot to sign a R2R tenancy agreement for the guaranteed rent and let the renter deal with the losses. No landlord in their right mind would let a R2R deal leach off their profits from a good property. Good properties make a return of around 8% or so so there isn;t much room for a third party to mooch off it even if it is a great rental. A good rental will run itself anyway. I have a popular letting agent deal with the paperwork and management for me for 10%. This is a far better deal than a R2R and I have rent guarantee on my insurance to deal with any arrears.

Really good video !! I would say to do rent to rent definitely do your due diligence! Ensure the property can be used as a HMO, make sure you have the right licenses and check with the council, HMO officer where the article 4 areas are and get the correct licenses and permission to do so, also "no money down" is the worst advice ever ! Good advice would be do your due diligence, crunch your numbers, learn the demand Vs supply in the area you're investing in and make sure you can do it properly!

Exactly, the Rent2Rent strategy is capital and time intensive and has a lot of risk that can be mitigated only if you already work as/ or have RE repairs and management experience !

My dad recently spent over £100k converting a large property into a HMO , he gave it to an agent who promised him guaranteed rent for a set period of time, the agent then let the whole property out to a solicitor who then subsequently letted out all the individual rooms. My dad was paid the agreed rent for the first few month then the rent stopped coming in. He has now started legal proceeding against both the agent and Tenant but it's turning into a bit of a struggle, mainly because I think the solicitor doesn't know what he is doing. How long can it take realistically to get a property back? (Love the videos shaf btw keep it up)

What that tenant has done is probably illegal if the agent did not know about it. If the contract with the agent shows they allowed a further sub let without your permission, that agent is in big trouble and you should take legal action against them as well.

R2R does work, I have a large portfolio of R2SA and R2Student. I’ve never paid for a course, just learnt along the way with good common sense. It’s certainly not passive income as some people claim but if you treat it as a business you can make thousands every month.

I’m a real estate attorney in the US I want to start seminars and book them at the same time and in the same hotel as the FURUs I would call it ‘Why You Should Not Listen to Anything You Were Told in Ballroom A’ (my seminar will be held in Ballroom B) Also, I would like Shaf to narrate my course (which will be available to download if you attend my seminar in Ballroom B) because my parents were from Scotland, so listening to a Scots accent is both familiar and comforting ..... but only if there is also some occasional yelling about what I am doing wrong .... 😉

Hi Shaf really enjoy your videos. The production quality is excellent in all areas but one; sound. It’s actually very easy to sort out. It's not that easy to make money from a property you own & plenty can go wrong. It certainly isn't a hands off sit on the beach while the cash rolls in kind of investment. Nor would I be falling over myself to rent out a property to someone with no cash behind them and no experience in the hope they'll do almost the hard work for me because it just isn't going to end well.

Many R2R are going to be in trouble the next few months. R2R is a nightmare in the commercial sector as well. My mate who rented a shop several years had a nightmare when his business went tits up. Several middle men meant it was near impossible to negotiate anything.

@13:40 This is a question that I'm wondering with the current tenant payment holidays OR a tenant decides to move out because lost their job income and unable to pay, just how much out of pocket is the rent2renter today? They signed a contract to guarantee rent to the house owner for X years and therefore it's the rent2renter problem to ensure this happens monthly as agreed.⁣ ⁣ This situation is made worse with rent2renters who have many 'pretend it's mine' houses and did not save the profits for cash flow situations.⁣ ⁣ Really am wondering how many rent2renters have a cautionary story to tell with the virus impact and keeping quiet!👻

@@MA-ox5jl Hi Mary-Ann there's lots of scammers involved in stocks and shares promising crazy high returns. It's a very similar model to those pushing property or forex schemes. It's basically impossible to make money through trading, most professional traders do not make a profit higher than market return. Anyone who tells you otherwise is probably trying to get their hands on your money. Therefore what you should do is invest passively. This means you buy a fund of shares which represents a huge number of companies (ideally every company on the stocks exchange). This gives you diversification (which is good) and keeps fees very very low (which is the only way you can increase your returns). If you regularly contribute to your account to buy these funds (don't try and time the market, it's basically impossible) then you'll do better than the vast majority of the population. Vanguard are the biggest passive fund company in the world, have a look at some of the products they offer and how low the fees are.

Most people who sell courses are frauds. I worked at a estate agent for a few months last year and they did the rent to rent all the time, it seemed to work, until the lodgers don’t pay rent etc 😬😬.

I get why you’re attacking these ‘Furus’, as there ARE a fair few of them out there. But there are also some very genuine ones. I’ve attended a fair few Property Events over the years, most of them back around the time I setup my own Property Company with my bother (2008 onwards). I don’t do much now due to my health, but it was entirely down to these Training Events & the various Property Mentors that we managed to build-up a healthy little Portfolio. We also setup a successful Lease-Option & my brother has done a Rent-to-Rent. I personally have nothing against any of the people we learnt from. Many of them are very wealthy as a result of their Training Events & I feel that it’s well deserved!

As a result of watching these videos I'm getting an advert for two sisters promoting their Rent2RentSuccess 'free' advice. The point you made about the house owner making a guaranteed income - that's not exactly true as they are not guaranteed anything. A lot of rent2rent scammers make their money by sub-letting and never paying the owner. Some estate agents even set up and do this.

It's fascinating what you uncover when you look under the bonnet of some of these "easy money" schemes sold by property trainers. This video should be mandatory watching for anyone tempted to dip their toes into rent to rent so that go into it with their eyes wide open, if at all.

Here is a fact, if Samuel Leeds could make people even close to as wealthy as he claims then his business model would work much better by offering FREE training (None charged) and taking 10% of every company that was set up. The clients would not pay a penny to him and use the cash they had saved to start and he would own 10% of loads of profitable (If he were to be believed) businesses. He only charges as the only way he can make money is by selling a fantasy. The BBC documentary included a statement from a lawyer that clearly highlighted that selling a service at a price on the basis that it will go up and is scarce at todays price is not a civil but criminal offence. I hope to see every single one of those people start a civil claim via the courts(Money claim) and also contact Trading Standards in order to help them get a case for Criminal Process too. Pure scammer.

You might want to take a closer look at most of the self-help 'training' industry as it operates using the same high-pressure techniques. Samuel Leeds applies the very same techniques. Start with a company called Success Resources, then Landmark etc. Through their Train the Trainer program you can even pay them, to learn these techniques - or just go to enough events to learn the script. Their approach is essentially: teach then sell - and that is essentially what they do. Their teaching can be excellent and there is always a high pressure upsell usually followed up by poor customer service (see Truspilot for reviews). The company promotes the services and wares of their 'trainers' who range from Tony Robbins. T. Harv Eker at one end of the spectrum to Paul O, Mahony and Marcus de Maria at the other. Another of their events is called Never Work Again which is a two or three day-long series of 'trainings' promoting each person's program (Bitcoin, Drop-Shipping, Membership Clubs, Webinar Sales, Forex etc.). Bearing in mind the sums involved and the appeals to vulnerable (and/or greedy people) the industry seems ripe for regulation.

Great video. But not sure why you are calling them investors. They do not own any assets. It is a income stream but there is no underling property investment happening.

Video should be titled: If you don’t do due diligence, you will lose money. I am unbiased on either side and have just come across these strategies. My opinion is R2R is lucrative if you know your area, demographics, deal potential, contracts, etc and you take the role seriously and not as a get rich quick scheme. The title of this video is misleading, especially with the wording ‘Exposed’.

I think Samuel does have dodgy antics but I don’t think it’s fair to attach a whole strategy to him that actually works. Rent to rent DOES work! Depending on who does the mentoring and guides you compliantly. in a nutshell R2R provides the same service as normal letting agents. If not, a better service...

Whilst the majority of this is true, there are a FEW R2R mentors that are legit. Lesley Tao is one of them, she's a solicitor by trade and makes sure everything is 100% compliant and everything is completely above board. She was a mentor of Samuel Leeds a few years ago but it seems she has taken a much different route to Samuel. I believe Lesley and her team are the real deal and, ultimately, what Samuel *pretends* to be. Great info Shaf, I've met Samuel Leeds a few times, been to a couple of crash courses etc. Got duped into it all like a lot of people.
