Rental Restrictions For Foreigners In Turkey | June 2022

Turkey forbids foreigners from 781 neighbourhoods.
On May 16, 2022, the Turkish government announced that a substantial number of new neighbourhoods around the nation would be added to the list of regions that would not allow foreigners to move there.
Turkey has emphasised in recent months that it will limit the number of districts or localities in which foreign people can reside or use as their registered residence. This transition is planned to occur in these next coming months.
A list was already declared recently for Istanbul areas that would no longer accept new address registrations or address changes for non-Turkish citizens seeking residency permits.
It is now illegal for any region or territory in Turkey to have a foreign national population that exceeds one-quarter of the overall population. This covers both individuals who have made Turkey their permanent home and also those who are just passing through. This restriction, which was placed into the legislation and dubbed the 25% limit rule, was created to guarantee an even distribution of foreigners across all locations.

What about homeowners? People are confusing the monetary increase of property ownership FOR approved citizenship with the new geographical rental rules. Also how can real estate agents sell homes in these areas and not tell the buyer they can't live in the home? And how can such transaction be completed with city government approving the sale if it's a foreigner? Home sales will drop dramatically with so many new homes vacant at the prices they are now selling.

Good question,I own an apartment in Esenyurt but haven't made my residency permit application.So does this mean I will never be able to leave in that house?Quite scary

It’s probably to keep prices lower too. Cause they are going up up and away!
