As an Architect myself, I appreciate your clarification to the viewers about the drawings being the Architect's intellectual property. Clients after paying their Architect has the right to use the plans for the intended purpose for that particular property, only. Clients don't have the right to re-use the plan for a different property or sell it to a third party.

@ 43:06 I think you did the right thing by spending all the extra money on the balcony. If you had cut corners and say there was a party and a lot of people are on the balcony and it collapsed, you would be legally liable big time for cutting those corners. Also had you used wood or other materials you would have to replace those decks over time as they rot or get worn.. the cement and metal will last a whole lot longer so its basically doing it right the first time and not having to do it over again and costing a lot more down the road is actually cheaper in the long run even if its expensive up front.

It's definitely sturdy construction. Not going anywhere. Will have to paint steel every 8-10 years but otherwise fairly low maintenance

Daniil, thank you for all the valuable info on building. I notice you have no half baths in any of your units which usually come in handy if tenants have guest. Have you gotten any feedback from tenants over the years?

Half baths are a nice touch but we don't find that in our units it's worth the cost. It also eats into livable space. We typically make at least one of the baths accessible from public areas of the unit (living space) and that works just fine. If you have room and $ to add half baths, then definitely do it

I would consider learning more about the process of building a residential building. Preferably rebuilding an old building and turning it into a duplex. I got started rehabbing single family homes. Did that for a while then moved into new construction with small projects: single families and duplexes. Once you've done a bunch of rehabs transitioning to ground up is almost refreshing - more predictable and fun.

It cashflows clean about $600 per door. What kind of cash on cash return are you seeing in your analysis? These days if I am hitting anything north of 6-7% during first year, it's good enough. Cost of construction and cost of $ are still high but over the long run these projects are awesome wealth builders

Holy Cow had no idea siding would cost more than plumbing, and nearly as much as electrical and concrete costs. That's insane. The overbuilt balcony is a Plus I love seeing it. The roof you said you could have went with a simpler design towards the end of the video. My question is was there a specific reason you originally decided to go with that design? Having a Parapet wall that only covers two portions of the roof seems kinda strange.

So in CA it looks like there's a state building code with local amendments, which means the way they will interpret or enforce building code in specific counties will vary county to county. Learn the state code first then look at local requirements that differ from the state code (usually more restrictive than state code)

Wow, thanks for creating such a detailed cost breakdown and sharing it with us! Question: At what point in the process did you develop the budget you were comparing your actuals too? It sounds like it was before the design was finalized? Also, how much time do you spend with your architect discussing costs and how to reduce them? At one point in the video you mention the balconies could have been built for less but you decided to go with that design to test it out. You also mention the roof design being more expensive. On the ADA ramp, how large of a ramp was that? Seems like a huge amount for a single ramp that apparently goes from the parking lot/sidewalk up to the first floor?

Bulk of the budget was built after design was finalized but in this project I made a bunch of design and buying decisions in the middle of the project as well. The ramp was 5' wide but pretty long. It's a lot of concrete.

It's always harder the first time. Once you do your 1st project, you will have a much better handle on TRUE costs in your market and estimating future projects will get easier. In addition to my comment above, if you simply take a 80-90% ready set of plans to GCs (good GCs) they can estimate the project within a few weeks and give you full bids. That's an alternative vs. doing it all yourself.

Regarding you balcony structural floor beams, Unless your Authority Having Jurisdiction (AHJ) did not allow it, would it have been possible to use a backspan of a 3 to 1 ratio? This would save money on the vertical columns. I have done this type of cantilever on a few projects and renovated 100 year+ rowhomes with original cantilevered bedrooms with around 5' of cantilever with 1" thick old growth siding board that had no evidence of deflection or sagging. I now advice clients not to add a roof deck or balcony cost to a project since people rarely use them.

Yes, I believe we could have cantilevered with a 3 to 1 ratio. I am not a fan of cantilever systems as you're making a lot of penetrations into the building that have to be flashed very carefully. But yes, that likely would have saved $ vs. steel

I enjoyed the video. You said the property cash flows great from day 1 (at least when fully occupied). However, you put 50% cash down and borrow 50%. How can you grow if it takes nearly 200 months to recoup your investment. Do you refinance it to a higher percentage of market value after it is fully rented to recoup your 50% out of pocket investment? If it cash flows with 75% LTV (or higher) then it seems fair to say it is cash flow positive. But saying something is cash flow positive when you had to invest 50% of the total cost out of pocket doesn't seem like a high bar. Can you explain your process of extracting your initial investment & when you do that? Thanks.

I love these types of questions and you're smart to ask them. In this deal I have ability right now to refinance and pull out a big chunk of the cash I have in it. We normally don't put in anywhere near 50% of the total costs in cash. Generally we borrow as much as the projected DCR will allow. I show the process for figuring max leverage in a bunch of videos including this one: kzbin.info/www/bejne/jIjPlHdnfd94m5I . But the answer to your question is: yes, I tie up cash in these deals for a few years but it's typically less than 35% of total costs. No way around that right now given interest rates. The goal is then to grow rents and amortize the note so that most or all remaining cash can be pulled out in the first 3-5 years.

@@RehabValuator $200k per building, it’s not to good to be true 😂 it’s the type of construction I am using that’s saving me so much very popular in the south and the area is not expensive for labor. I sourced my own materials and the town does not have crazy permitting processes or costs, also the rental market is very strong but the most I could rent these units for is $1250 a month unless I market to the influx of people moving from out of state.

@@riumudamc4686$200k per building which has 4 units in it, please research post framing construction and how affordable and flexible it is. Also it’s because of the area I’m doing it in, to do this in my old city of Philadelphia it was going to cost over $700k to do 1 building

IKEA cabinets looks luxurious and are way less expensive! The IKEA pantry is DEEP and WIDE! Super easy to install! Take a look at them next project! I think you could have saved thousands!

As a Brazilian, we use bricks not lumber. It always amazes me how much quicker and simpler your construction processes are but, at the same time, how fragile buildings are. Also, on the roofing we tend to use ceramic tiles or impermeable concrete. It's a very different construction concept.

Depends on code in every jurisdiction. In our case if the longest path of egress is over x feet in a building then you need 2 exits. In here we were fine.

Unfortunately the windows will probably be covered with curtains or blinds for privacy. Semi-transparent curtain/blinds will allow some light through.

@@RehabValuator unfortunately in my experience they will leave them closed all the time for privacy, which is unfortunate because of the planning and cost that goes into trying to provide ample natural light
