The tenant can NOT just tell LL to use security as last months' rent. Obviously, if that could happen the LL would have nothing to draw from if there are any other outstanding bills due, cleaning or repairs. It is true a tenant can ask that of LL, but rarely does LL accept. The interviewee mentioned that, but didn't come out strongly enough about that imo.

Landlords are entitled to all or part of the security deposit if there is proper reason.All criteria has been met they are not entitled to FREE money.

What if the landlord wouldn't give you your apartment key until you paid your money and then put the key in your mailbox after 5pm Never got a notice of claim they just took my security deposit. I'm a low income client with disabilities me and my kids but i haven't had any help so i went to court to claim myself at small claims court here in NC but my landlord had tried to sue me for 1,500 for damages and $3000 for the apartment for late rent I live there September 2020 the landlord wouldn't let me do a walkthrough with her she said that they was still working on the unit but then she wanted me to pay the prorated rent and she had to call someone and asked them she said it was $500 but when i went to court for them first and then they took and filed papers on me so the landlord told the judge afterwards that she wanted to evict me instead so i the judge gave her the property back and i had to leave in 14 days if i got this right so i did i had to find someone to watch my kids while i did all the moving and after i was living in my car because no my landlord was telling the other apartment complex that I owe them $3000 so i was denied for any unit and my landlord told me when i went in person to ask about my security deposit she told me that my security deposit is over so i don't get anything back. I had pictures and videos but the judge didn't even asked about anything like my lease and all of the documentation i had the judge only saw my receipts and i feel that the judge didn't understand how to collect payments and prorated. Because the apartment was income base so i was like i never had a chance to show proof of everything i had on me and i was homeless because i never got heard and still looking for a lawyer who understands the law and help me get judge of all the hurt my old landlord is doing still on this day falsely reports on my credit history and housing
